Olathe wouldn't be my pick, either. But Overland Park south of 119th, particularly Nall-ish and 119th to 135th -  but really anything between Mission and Metcalf and 119th to 151st.

Does the 151st area even have paved roads yet? Talk about the boondocks.
Just kidding.
I went to some sort of indoor put-put there once. The area looked like it had a long way to go to being fully developed.
It also seems a bit far from downtown.
It would be on the far end of the 27 mile range but still within it, I suppose.
That's a good thing about KC. Downtown is very centrally located, so no matter where you live, you're not terribly far from it.

Heck yes, 151st and beyond has been paved for a LONG time! At least 10 years. At least in the vicinity of Nall. There is a subdivision at 151st and Nall that has been there for at least 10 years, probably longer. And I was taking my kids to youth group at a house on 151st St. near Nall when they were about middle school age and they are now 21 and 24...so yeah, it's paved.
True that it's not far to downtown from anywhere in the metro. Some places a little tricker to get there than others.

Overland Park is sneaky and would probably annex northern portions of Miami County if they could

I figure that eventually there will be no rural area between southern Johnson County and Miami County. I remember when even Olathe seemed like a long trip and there was nothingness for several miles in between. Now you can't tell where Overland Park ends and Olathe begins. The same will be true between Johnson and Miami County before too long, I bet.

I agree, but how is it legal for a city to potentially extend its boundaries into a different county? Hopefully it won't come to that.

South JoCo IS far from Downtown and not just in miles. Those areas of JoCo south of 135th seem like a totally different world, different area. It's like it's not even part of KC. You are just way out in the suburbs, could be suburban Denver, suburban Wichita, but it seems like that area is 10 times as far from Downtown than Barry Road is, even though most of it is psychological.
We go out there once in a while, and that area is just so isolated. It’s such a “in their own little world” type of place. You don’t even see many things that relate to Kansas City like people wearing KC ball caps etc, it’s all KU and Kstate.
It’s like if you took JoCo and put it out by Salina, KCMO may as well be 300 miles away.
That’s the impression I get when I go out there. That’s why I thought the original poster would love the area. The Northland, Eastern Jackson etc, you always still feel like you are in “KC”, not just “suburban missouri”.
In southern JoCo, you are in suburban Kansas, not KC.
As far as cheap suburban housing, that’s everywhere. Unless you pay 325k for a modestly sized home so that you can upgrade the finishes and building materials, the house will be crap no matter where it’s at and you will spend the next 20 year replacing the home piece by piece.
