Thank you for your honest replies, some of the things your were saying like loops of 435, 151st and ect.... are a little confusing. Here in Cali we have I guess real names to describe where to live, I looked into olathe and overland, and I agree very nice. I was wondering what you all thought of Blue Springs? Also, what are your thoughts of schools. Private christian or public? Also are there walmarts close by or costco's? I dont want to be out too far in the boonies, but far away from the city and poverty/ghettos/ect.... Thanks. Oh is traffic bad during rush hour, or traffic bad in general??? thanks again..

AHEM. You call starting a thread stating Mizzou won a "side note?" No one started a thread about KU's win, we mentioned it in this thread - hence, a side note. And Mizzou came back from way behind in that game to BARELY win with the help of the refs and no one really responded to the separate thread you call a "side note."

Oh.. sorry, I honestly didn't know a thread existed for it.

I would have had no problem starting a thread if MU won to rub it in, even though I didn’t and typically don’t watch the games.
I always want them to beat KU. That’s really the only game I care about when it comes to MU.
I think KU fans are just a bit nuts. They are just way too passionate. It’s like there is nothing else to do besides worship KU, even when you are in your 30’s or 40’s or beyond. It’s all very bizarre to me.
For what it’s worth, I will pull for KU when they are playing Oklahoma or Texas though. I do consider them a “local” team.

Willing to drive anywhere from 15-27 miles from the downtown area

I'd say you want to look at the northland. Liberty, areas around Barryroad and Zona Rosa....
Cookie cutter houses, good market to buy... close to downtown, and a growing area that is being highly developed right now, with more planned.
Better prices then anything you would find on the KS side, and not the annoying traffic that comes with JoCo.
That said, JoCo has tons of cookie cutter too.... so you know... either way really just depends what you prefer. check both

Actually it kinda has to do with facts too....
Southern JoCo:
Gardner KS - 27.8 miles to downtown KC
Olathe KS - 19.2 miles to downtown
Barry Road (around 152) - 11.2 miles to downtown.

That and the fact that you are IN KCMO most, if not all the time, you can actually SEE the downtown skyline from most parts of the Northland etc.
There is a different feeling. The Northland feels like KC, southern JoCo feels like a suburb in Kansas that could be 200 miles from KC because for the most part, anything KC is out of sight and out of mind out there unless it's time for a road trip to KCI, Worlds of Fun, the casinos, the stadiums or the urban core.

If you lived in kansas could you think of much else to do besides by a KU fanatic? Seems everyone was nuts bout them when I worked on the KS side...

We weren't talking about Gardner and Olathe; we were talking about Overland Park. Big difference.
That's like you talking about Barry Road and me saying - WELL LOOK HOW FAR DOWN IS FROM THE AIRPORT!!! Or from Platte City.

I would also be very careful with new construction. A remodeler who was rebuilding our chimney about a year ago told me that until a couple years ago, Johnson County didn't do mandatory flashing inspections. A rash of new homes with no window and chimney flashing -- or improperly installed flashing -- prompted a new requirement for flashing inspections. (Our chimney had a flashing problem.) A brick house down the street from us is valued at about $850K and had almost no flashing anywhere -- and needed a new roof when it was only two years old. They have replaced almost all the drywall in the house since they moved in, and no surprise -- their builder went bankrupt.
Knock wood, the chimney was the only problem here. Believe me, after two years of having everything inspected to the nth degree, we can finally relax.
I'd get the best home inspector available, and I'd make him spend a half a day in the house if need be. And if there is snow cover on the roof and he says he can't inspect it -- MAKE HIM INSPECT IT or walk away from the deal. That's why we never knew about the problem with our house, and our real estate agent was perfectly happy to let the inspector not do the roof.
