Overland Park sprawls over 150 city blocks, however. Some areas of northern Overland Park are not quite as far from Downtown.

Everybody wants to live in the country close to the city, but everybody can't do that.
We're in one of those neighborhoods, and I have to say be careful what you ask for. It's a beautiful and well built house on three acres, but it's too much. I am a passionate gardener, but three acres of weeds is a real challenge, both physically and financially. Even letting a lot of it stay native and unmowed takes work.

We wanted to live in a semi-rural area with access to shopping and downtown KC. It might seem like a long way to go to get to downtown, but believe me, it's a lot easier than it was in Chicago.


But my mindset has changed since we moved here. One day when the housing market picks back up, we'll move closer in. I want to be around a lot more people.

6 pages long and not one mention of the fastest growing suburb in Missouri. Raymore anyone? About a 20 min commute to downtown Kc while still keeping a small town feel thanks to most of the growth being houses, not many new businesses. Crime is extremely low, and the cost of living there is cheaper then OP or most any place on the Kansas side. Schools are decent, Wal mart and any other convenience is close, and until Peculiar starts to grow up it is the end of the suburbs, so the country side is right there. The only downfall to the growth is the horrible traffic problems that come with it.

People looking for that seem to like Lee's Summit, Liberty, parts of Gladstone, and much of the so-called "northland" (anything north of the Missouri River), Blue Springs, southeast Independence, large swaths of Johnson County, KS, Cass County MO.. it's really not that hard to find that kind of place around here.
I knew some people that lived in Belton and liked it pretty well. Raymore seems a little nicer, from what little I've seen of it. First time I went down that way, I was pleasantly surprised how much retail there was down there.

Well I believe the answer to the question is actually dependent on how much you are wanting to spend... If you want to, and have at least $1200.00 plus a month to part with and a steady job to support this monthly expenditure...Then Kansas, specifically Johnson County is where you want to go. If you're capable of dealing with soccer moms who are unaware of what turning signals are. (Who seriously gave any of them a license?) Leawood is a great option. And I would say Lenexa is a horrible idea. I lived in several parts for the last 4 years, and every place had the same story play out... 2 words SECTION 8....Best neighborhoods turned to absolute crap in just a month. I have the police reports to prove it. Olathe and Overland Park is way overrated. I understand being proud of where you live but c'mon people lets be honest...Olathe also does indeed have crappy manufacturing as far as houses go. My boyfriend built half of the subdivisions there and ended up leaving his job because his boss was cutting more and more corners.
Now, if you want quality for your money I recommend Raymore, Mo. in Cass County. Best area and REALLY affordable. Great schools and really safe. Lowest crime rate around actually. Lee's Summit is also okay. Raymore has alot to offer as far as country peacefullness, without being in the country. Raintree Lake is a subdivision community I can personally say is beyond anything I ever saw in Kansas. A private lake, clubhouse, dock, what more can you really ask for? And all the neighbors are great. I would certainly stay away from any part of "Kansas City" at all. They actually meant to attach "Let's get robbed or shot in" in front of that city.

The next time we go househunting in the KC area, it will be during the wettest, nastiest season, preferably during a torrential downpour. I want to see firsthand how those basement foundations stand up to a lot of rain. We musth ave gotten lucky with a good foundation, but I hear a lot of stories about bad ones, and I see a lot of television ads for foundation repair companies. A good rain will also tell us how well the roof works!
