Where are the Suburbs??
Hi, thinking of relocating to KS, MO. I love the burbs, and want to move to a typical suburb, with cookie cutter houses that are fairly new, what cities offer that, of course needing the crime rate to be low, great place to raise a family? thanks
Willing to drive anywhere from 15-27 miles from the downtown area

That pretty much describes most suburbs in KC. If you want newer housing, go 5-10 miles from the inner suburbs to the outer ones.
People looking for that seem to like Lee's Summit, Liberty, parts of Gladstone, and much of the so-called "northland" (anything north of the Missouri River), Blue Springs, southeast Independence, large swaths of Johnson County, KS, Cass County MO.. it's really not that hard to find that kind of place around here.

Overland Park is exactly what you are looking for, OP. Every year Overland Park is rated one of the best places to live in the US. I also like Overland Park because it's NONSMOKING everywhere. You don't have to go into a restaurant and breathe other people's smoke while you're eating because there is no smoking section; there is no smoking allowed at all. That works for me! I forget about how much I appreciate it until I go to another city to eat and sit in the "nonsmoking" section breathing other people's smoke. Blech!

I prefer most areas of the Northland and JOCO inside the I-435 loop. You will find a ton of house styles to choose from.

I actually prefer Johnson County south of 119th - the homes are newer, which is what the OP was saying they wanted.

I have some relatives who live in some of the "new" areas in Olathe and they have said that the quality of construction is pretty poor. This is in an average neighborhood with house values over 200K. I know the OP wanted newer, but I would be careful when looking at newer houses.

Most of the areas of the Northland are nothing like what the OP described. Parts of Liberty seem to be and some stuff up by Barry Road, but honestly I wouldn't refer to much of the Northland as "cookie cutter" suburb.
Olathe and Lenexa would be my suggestion for what you are looking for.

Yea, I tend to read people's posts on other threads to see if a poster is for real or not before I waste too much time responding.
I'm not sure if the OP is for real or not, but by this topic and the one I quoted, I would say you would be welcomed with open arms in Johnson County, KS and I would highly discourage you from moving to any part of the MO side. Not because there are not "cookie cutter" suburbs on the MO side, because there are, but I’m pretty sure you would fit in just fine in the outer suburbs of JoCo.

I've also heard that the construction quality is very poor in Olathe. One could get into a very cookie cutter area well inside the 435 loop, with much better houses, albeit a little older.
As to the smoking bans, most suburbs have it, even lowly Independence.. which was actually one of the first in the area to have a ban.
