Advice on an address in Kansas City?
Hey guys, what's this address like?
1705-7 E 89th Street, Kansas City, MO.
Is it a decent neighbourhood, or lots of crime?

Main street is where the East and West come to meet. Anything east of Main will show as East and thus the same with West. Usualy anything south of 47th st and WEST of Main should be fairly safe. There are spotty areas.
I probably will get corrected on this.

Is that with 1 as best or worst?
We pretty much keep to ourselves, so just want to make sure there's not a ton of drive-by shootings or drug busts or whatever. I like to sleep at night, not be kept up by gunshots and sirens.

Both addresses are not good areas, depending on what you can put up with. 7th and Indiana is crime addled and most people would avoid it. East 89th is marginally better, though that would put you around Troost and is not desirable.

You know, some people live in rental houses like this. Actually, lots of people do. Tens of thousands of them.
I would imagine that the super vast majority of them don't have any more problems than those that live in some apartment complex in Olathe or Blue Springs.
It’s probably not as nice as those in Olathe or Blue Springs might appear, even though there are some pretty ghetto apartment complexes in nicer areas of town. I have lived near suburban apartment complexes and know how bad they can get. So why pay twice as much for some low end apartment complex that will have zero transit service etc?
People that are looking at areas like this tend to be looking there for a reason. They can’t afford something in a nicer area or they don’t have the credit to get into certain places, or it’s on a bus line and they need that.
I understand that compared to many areas of town, this is a pretty crappy area, especially aesthetically. But this part of SKC is pretty quiet and if you live a simple modest life and a small duplex in an isolated area of town like this, chances are you will be just fine.
I’m not even going to rank it from 1-10, I would agree. On a grand scale of things, it wouldn’t rank high.
But putting this in perspective compared to other areas that might be in this price range, it’s probably not too bad.
7th and Indiana?
Kind of the same deal. It’s much more urban though so you will probably see more shady activity, but you will also see more normal people. That area is just a mass mix of urban “stuff”. For the most part, it’s a decent area, but it has its share of crime. I wouldn’t call it ghetto by any stretch, but it’s close to some pretty ghetto areas. Just stay out of the projects north of 70 and away from the convenience stores along I-70 at night.
You will find more shopping and dining in this area and more transit service as well than in SE KC.
I would say that either of these areas are fine, especially if you are in a home or duplex. Apartments in these areas of town can get nasty in a hurry though.
The eastside of KCMO does get bad, but if you drive around that area, you would quickly find out where the bad areas are and shady activity around 39th, 31st, and Troost, Prospect etc.. Same with Old Northeast. There are some rough areas out east and south as well as some shady activity along Indep Ave.
Again, since you are looking at areas like this, I’m sure that North of the River and Johnson County have little to offer, but you can try.
JoCo is probably out, but there are some very modest safe areas north of the river just north of NKC along N Oak Traffiway and south of 29, but they might be out of your range and N Oak is a bus line.
Other areas you might look into is the Eastwood area of KC which is on both sides of I-435 just southwest of the stadiums.
I'm not saying anything bad about those that have replied, I just want to remind people to keep things in perspective.

Do a Google 'street view' of the addresses.
I didn't look at 7th and Indiana but the 89th street address doesn't look all that bad. Only one place along that street that really looks trashy (old stained mattress, a tire, and other junk at the curb). It looks like the place in question is a little yellow duplex.
That area is about four blocks south of a community called Marlboro, which as far as I know, isn't that bad. In fact, it may be considered part of Marlboro.
There is another area a little further south of there called Lindenwood. It's along Lydia, south of Bannister Road (95th street). There was a murder in there recently but that is the only time I've ever heard of one there. No community, not even Mission Hills, is immune to someone flipping out and taking the axe to a loved(?) one. Lindenwood might be a little more expensive, though.
Also, down on 99th street, east and west of Holmes looks pretty nice and is in the same general neighborhood as the 89th st. address. Buses run that route, too.

You said the exact same thing I said, you just took longer to say it.
There is affordable/lower income housing all over the metro, even in JoCo. That's why I was curious what the budget constraints were and what it was important to be close to.
No sense in paying $X and living in a 3 area, when $X+20 might be a 5 or 6 area and be closer to work, etc.
More info is needed for us to really be of any use.
