Hi - The area near the Art Institute used to be really great, then it went downhill but I am not sure about it's status at the moment since I live in L.A. Originally from K.C though. You might look around the Valentine area, 39th street area, Waldo, Westport, Brookside (where I grew up) and the Plaza may be too pricey. All of the locations w/ the exception of Waldo (not up to date on Waldo) are full of artists, musicians, professionals, students, etc. Same used to go for the Art Inst. area. Oh and the "South Plaza" area is worth researching. Good Luck.

When you bu any house in KCMO and only pay 25k for it; there are going to be some big drawback somewhere. Either a really old rundown house or a house located near the corner of 3rd and Gunfight Ave.
