The "reverse commute" to Olathe from Shawnee Mission and Lenexa is not bad at all.

There is an awful lot of cookie cutter new builds in the area down towards Garmin so if you look around and don't see what you like the towns I mentioned above are a bit older and might have what you are looking for without generating too long of a commute.

The city does have some run down areas west of I-35, but it has plenty of nicer areas too, both east and west of I-35.

Nearly all of it is new construction and most is very "cookie cutter" though.

Sounds like the OP would like the more established areas in side the 435 beltway (North Overland Park, Eastern Lenexa, Eastern Shawnee, Prarie Village etc) all of which have much nicer "established" areas than Olathe.

But if you do want new construction, Olathe is king there of the Kansas side for new track housing.

This should be in the Kansas City forum! This is the KC area right?

Although if you work at Garmin, I wouldn't even look outside of Johnson County (unless you want a lake community or something).

I think you could probably find a nice modest place in south Johnson County near us. There are homes going up in that price range just south of us, around 191st and Ridgeview. (Check them out VERY carefully, as I never trust the builders around here!) Garmin is at 151st and Ridgeview. The best Indian grocer I know is India Emporium on 103rd St. near Metcalf in Overland Park. They carry everything. I also noticed recently that a sign has gone up somehwere near here (we're at 183rd and Ridgeview) announcing "future home of..." a new house of worship that sounds like it might be a mosque. If I pass it again, I'll let you know what it is.

I've been looking into the above mentioned schools, an Mission Trail does seem to have alot of positive reviews...quick question...in the Blue Valley & Shawnee Mission districts, are all kindergartens half day only???? My twins will be starting Kindergarten, and down here in DFW, it's full day...I was SO looking forward to all 3 of my kids finally being in school at the same time every day!!

I believe they are half-day, but I also think the parks and rec department offers a supplemental program that extends it to the regular school day.

Almost ALL 1/2 day kindergarten in the area have some sort of "full day" program to help working couples. I don' think that should be an issue.
