Default Looking for rural land in Kansas/Missouri to build an ICF home.

Hello,

I am looking to build a concrete home in either the Kansas or Missouri area with municipalities and high-speed internet; I wouldn't mind going with a septic tank and satellite internet, however. I work from home, so reliable internet is most important, but the distance from stores and community is not. I would rather not be close to a city or highway but would not like to be more than 30 to 45 minutes away from Overland Park. I'm looking for the best bang-for-the-buck and can afford to forgo amenities such as city-life or nearby restaurants. It seems that Missouri might be cheaper, with taxes and whatnot. I want to find the cheapest area with the most land for privacy so that I am free to noise-pollute. I would like to build on as high of ground as possible to avoid any flooding, as a concrete home should still stand after a tornado. I'll have about a $150,000.00 budget and plan on being the General Contractor. I figure that this will leave me with $50,000 for the land and $100,000 for the house construction.

I guess my question is, where do I start? Should I contact a broker? Google searches do not turn up much in the way of purchasing land. Can anyone point me in the right direction or offer some good advice?
