Horse properties in/near OP
Hello,
I am new to the Kansas forum, but Overland Park has caught our interest as a place that is great for young families. Does anyone know of any equestrian areas/subdivisions in the OP or surrounding areas? By this I mean larger lots and the option of keeping 1-2 horses on the property if wanted. Also, being near to an equestrian center or small ranch where one could take lessons would suffice as well. If the MO side of KC would offer this type of property more, we'd be interested in that as well.

Land values and property values are going to be quite high in Overland Park. Most of the development in the city is higher density or medium density suburban housing developments. Their are some properties in the far southern edge of the city and Stilwell with acerage but I would imagine that those would be very spendy.
Other popular areas for horse properties would most likely be in De Soto, Gardner, or Edgerton. These towns have lower populations and land values would likely not be quite as high as Overland Park. All three of these towns are located near Interstate Highways including K-10 and I-35.

De Soto, Edgerton, and Gardner are all about a 30 minute commute to Overland Park. Overland Park and Olathe are the booming areas in Johnson County right now and have lots of jobs. Just remember that the rural areas and smaller towns tend to be quite a bit more conservative politically compared with the larger cities and suburban areas of the KC metro.

You will be dollars ahead to purchase a horse property in Mo. More stables than you can count. LS,BS,Peculiar,Greenwood and ALL the areas have stables.Small horse properties abound. There is one stable located in Leawood Ks that i would avoid. A pm will get you the name and reason.

I am a realtor in Kansas city. As a whole KC real Estate is a bit spendy, however there are some "gems" that can be found in Overland Park!

I know of a small horse property in Olathe by Desoto. Great school and very affordable.

I know of property for a couple of horses and a 3 bedroom home. Several out building and very affordable.

I have a friend who just moved to Des Moines with his job and has a nice home on about ten acres just south of Olathe. I know he is interested in selling it. It would be primo for 2-3 horses. Spring Hill is a nice area too. I am from Kansas and we are moving back and looking for land that is horse ready.
