thanks all for your interest and replies - we ended up buying a place in the Missouri area of osceola - got a great deal on a little house and are planning to retire there.

I hope you enjoy Missouri. It is in my top 3 favorite places to live, it is not bad at all if you get the right area.

lived in the county most of my life
I lived in Phillipsburg for a number of years and in a smaller town nearby for even more. Just this August I sold my mother's house up there when she went in a nursing home. I have not lived there for about 9 years but was up there steadily due to my mother living there.
House estimates have been high on here. You can get very nice homes there in the $60,000 range, many more in the $30-50,00 range that just need paint, carpet etc.
Fishing..good grief are you in luck! Twenty nine miles to the north in Alma NE there is a good fishing and camping lake. There is Kirwin 15 miles away, a small city lake in Logan 20 miles away. Then there is Webster about 31 miles away. All are nice lakes and well stocked.
Shopping isn't too bad for the size of the town. There is a nice little bookstore if you like to read and they carry many other things as well. There is a nice grocery store, a very good Oriental restaurant, and some mom and pop places. They have an excellent bakery. A Subway and Pizza hut are their only nod to anything resembling fast food. There are the usual hardware, variety, dollar store, etc. It is also the county seat so that is handy.
By the way the town is far from dying. They have a new ethanol plant there as well as a large financial corporation who have added many badly needed jobs to the area.
It is a very senior oriented town. The local access van runs people around who can't drive. There are two meal sites for seniors wanting to make friends and have a noon meal for very cheap. They have a movie theatre that plays the latest movies at a reasonable price. The community runs it now. They have a good hospital and a medical clinic.
Pheasant hunting is good in the area as is deer hunting and hunting in general.
Like others have said Hays is an hour to the south and things are easily found there as the bulk of the "new" stores are right on 183 highway. Downtown is becoming historical with a lot of speciality stuff going in. There is also a university there so opportunities for cultural events exist there. There are also more offerings in Phillipsburg than one would think.
Logan-20 miles away has a museum that gets exhibits from the Smithsonian.

Kirwin Lake is a draw down lake that will get rather low in the summer as they take alot of the water for irrigation. You have lakes west of Norton, which is about 30 minutes west of Phillipsburg. You have a lake in Nebraska just north of Phillipsburg that will have water year round and is the second largest lake in Nebraska by Alma. You have Wilson Lake south east of Phillipsburg that is a nice lake. There is also Lovewell lake that is south of Superior Nebraska and it is in Kansas. So you have several places to go if you like to fish and want a lake.

Well, I FINALLY drove over to Phillipsburg after work today (in Smith Center) for a shopping spree, and I stopped at the CHUBBY PICKLE for a quick dinner. UMMMMM very good! But if you go there, be sure to put something under your burger to catch the stream of drips as, unlike the popular corporate burger joints, they are NOT dry, but they are good and juicy! Now I see why it is so popular with men, LOL.

Phillipsburg
Phillipsburg is 60 miles from Hays where the closest Walmart is. Great hunting and fishing in Phillips county. Nice town, friendly people.
