I am sorry to have to say that Topeka is so bad; I wish I could be more positive, but it is really not a very friendly town unless you like to play social games. I would walk down the street when I lived in Potwin, and people would address me with my worktitle rather than my first name...these were my neighbors! I felt awkward...was I supposed to say "Hello Mr Insurance guy, or Mr Retired postal worker.." Very, very odd. Also, if you are not white, you are not welcome! When my husband and I moved in, everyone was so happy because an AA gentleman and his wife had looked at the house we bought, and everyone was worried that particular house would go to "someone like that...!" In addtion, my child had a friend who was adopted from China. My neighbor on the day I moved in asked who that "china girl" was and if her mom was my maid...! Good luck! Also remember you do NOT need a realtor. Use a good attorney and buy and sell yourself. I did it!
i know this is from a long ti,e ago, but i live close to randolph and collins park and its not so fabulus. we hear shots fired when we listen and there is an abundance of crime in our neighborhood. there is some nice housing, but some of it has become run down lately.

T-town is a hole, I have lived here 13 yrs and it has been 13 yrs to long. Yes we have cheap housing and the city is easy to get around but there is nothing to do here unless you have kids and even then if they are not involved in sports or something you are screwed. If I didn't have the great job I have I woulda been gone years ago. The people in this town are either uptight Christian bigots or you have the lazy I have 10 kids on welfare but I still think you own me something, not to mention how selfish and hypocritical the people are here. And about the Phelps, we are just as ashamed of them as you would think but there is not much you can do about them except ignore them cuz they are not going anywhere. There are nice areas to live in depending on your life style, Potwin is beautiful old houses and brick streets, great place to raise a family but then you can move one block over and have drug dealers for neighbors and they are working on the down town area, it is getting better. If I had a choice like you obviously do I would choice a whole nether state but thats just my advice I am sure every state has its ups and downs.

Personally, I think wind farms aren't as ugly as smog and oil spills and pollution

There are quite a few wind farms in Kansas.

This comment is really uninformed. North Topeka has many great homes, lots of newer subdivisions and good schools. Also, a great sense of community and a pleasantly rural feel. Home prices are low compared to the rest of the city. Crime? Not in our area.

I absolutely agree. I live in the Seaman school district in a semi-rural area. No crime to speak of and great neighbors. I own 0.75 of an acre and no one lives behind us, so I have a great view of a field with treed hills behind it. It is lovely and so peaceful.

Hi: Topeka is a nice, kind of sleepy town with the state capitol and Washburn University to liven things up. I believe that the west side is considered less desirable, but I can't remember exactly. I had family there years ago, but I just don't recall all the "good" versus "bad" areas. Homes are quite affordable, and it's a little over an hour to Kansas City. Also about a half hour to Lawrence, with the University of Kansas. Your money will go a long way in Topeka, which is really nice.

Keep in mind, though, that Topeka is a pretty safe town, so "bad" is not like "bad" in some major cities.

Lawrence is also a great town, but it's more expensive since it's closer to Kansas City and also the major university drives up the prices. Good luck looking!

The west side is the nice side. That is if you are looking inside the city limits. But, outside the city limits almost every direction is pretty good.

Thank you for correcting me! I was sitting here trying to remember which side it was from picturing it in my mind...shows how the mind is not what it once was!

I had friends from high school who went to Washburn, and it's a lovely little campus and a good university. Older homes in that area, which feels very stately.

The Lake Shawnee area is also really beautiful. That's where my family was.

Like any place, check it out, see for yourself, get a feel for the area. There's a place for everyone somewhere that feels like home.
