Red face moving to Kansas Soon..

we are closing on a wonderful house in Northern Kansas next week..
We have ask the realtor about ordances of this town, and he claims to not know how to get a hold of them .. Anyway I was hoping that someone would be able to help out..
We had been looking at homes in All Over Kansas for about three years, and this house POPPED up for sale, out of the blue !! it is PERFECT !!! We placed a bid on it, and they excepted our Bid .. WOOO HOOOO We could not believe our ears .. from the date he visited this house to closing has only been 3 weeks .. The realtor had said everything was in order for the sellers and wanted to close the deal as fast as possable..
So now we are hoping to be able to find out something about the building ordances and their laws ..
It is in Kensingston Kansas .. Zip 66951 ..
We had not really planned on acually moving until next year, we still haft to sell our home in Colorado.. So any information would be very helpful .. Dezzerea

Default Building Codes

Kensington is a small country village. They will not have a building inspector and they are very open to building something. You might have to get a building permit from the town board, but that will be easy. You might have to go to a meeting and tell them what you want to do and as long as you remain within the set back requirements you will have a free hand to do about anything you want to do on your property. It will not be like you are use to in Colorado with all the regulations and requirements for all the different permits that you need in Colorado. Just send a letter to the Village Clerk in Kensington and ask for a copy of they building codes. Le them know the property you are buying and I am sure they will send you anything you ask them for.

Good luck and enjoy you new home. I am from Nebraska and worked as a police officer in small towns along the Kansas and Nebraska border and they all have about the same laws.

Default Moving to Kansas ..

I wanted to Thank You for answering my post.. I will be in Kensingston Kansas tomarrow, I have an appointment with the realtor in Phillipsburg at 2, then .. I am meeting with a Plummer to make sure that our new home is winterized sence we had not planned on moving acually until spring time .. ha ha We are very excieted and can not wait to meet our new neighbors .. Kensington looks like a very sweet and pleasant family town .. Even though our children are grown now, we were lucky enough to buy a house close to a small park for when our grandchildren come to visit .. The town looks So very clean .. And I know that we will be very happy !! I will try to get to town earlly enough to be able to check out the city clerks office .. Our only concern has been our girls ( Dachshunds) Sence I did do rescue for so many years my girls are very old and I could not bare to part with them .. And so many towns have laws by restricting the number of dogs you can have .. And my girls have always had a fenced in yard, So I want to make sure that I will be able to put one up for them in our new town ..

If they are small Dachshunds you should not have no problems. When you go see the City Clerk in Kensington make sure that you ask about dog tags for your girls. This is more for if they do stray off that they can be returned to you. These villages have laws that require that yoour dogs be on a lead for control, but this is just one of the laws that are not really enforced unless your dogs become violate. Something tells me that no one will be to worried about your girls in Kensington. I am sure that you will enjoy Kensington and enjoy the quiet life of northe central Kansas.

One more thing you might find interesting. It will not matter which direction you travel from Kensington area as you will travel about the same distance because of; The 48 Conterminous U.S. States: 39°50' North, 98°35' West - near Lebanon, Smith County, Kansas. You will be west and a little south of this location in Kansas.

From the geographic center of the 48 states.

You have been SO Very Helpful ..
However when we finally made it to our new House, we found that the City Office was closed for the day .. However what we thought was a Great help was they Acually have their office Hours posted on the front door ..
So I ask Hubby if he thought we might be able to run another load later in the week or earlly next week and get in there before they are closed for the day ..
For we really need to find out a few things.. Like Utility, trash Deposits, where we can get phone service , Direct TV systems, as well find out about ordances for our girls,Tags, ( thank you for telling me about that one ) where the local hardware is for fenceing, ect .. Who we need to contact about sewer, water, gas lines before setting the fence, Where we would find a good Vet Clinic for our girls continued Vet Care ..
And most important , but not so important to my husband where the nearest Walmart is.. ha ha
THe plummer could not get to us today to winterise the pipes , but said he would get to it this week yet.. So we just gave him a key to the house..
Everyone was SO very friendly that we did meet today.. and we know we will LOVE this house and town ..

Go to Phillipsburg to the Homestore. It is right on the highway. The manager was and still might be Dave Pfiel. He is a friend of mine and he can help you get anything that you will need. Tell him Bob Hester sent you to him.

Walmart is a ways from you in Kensington. You may have to drive aways to get to one. I know one is in Hays KS which is about one and half hours south of you. There is one in Hastings Nebraska which is north of Smith Center about the same time. You are in the middle of everything there. You do have an Alco store in Phillipsburg on the east side of town.

If he likes fishing you have a very large lake north of you just over the border in Nebraska. It is called Harlan County Lake. Right now we have had very little rain and the lake is very low. If he is into hunting this area is good for pheasants and water fowl as well. There are turkeys and deer enough for everyone.

Again Thank you for telling me about the Homestore.. We will stop Friday .. I will Let Mr. Pfiel know that you sent us .. I guess we are leaveing here about 4 AM to make it in time to be able to make it to the Clerks office in time so this should put us in Kensingston by 10 AM if we don't mess around.. ha ha ..
And I don't think my husband has ever gone hunting, and last fishing trip was when her was 6 years old.. He was a Truck Driver @ Mechanic by trade before he became disabled .. Very LONG Story ..

WOW Walmart is pretty far away.. However right now I drive 60 miles get to a Walmart now .. ha ha How about Karney ?? is it closer and have a Walmart ?? Karney looks really big ..

Default Kearney

Kearney has a Super Walmart. It is on the north side of town. When you enter Kearney from the south just keep going north and you will see Walmart on your right. There are a lot os other stores around Walmart as well. Kearney is about 90 miles from Kensington. It is one of pur larger cities in Nebraska, it has a population of around 25,000 and has one of the University of Nebraska schools on the west side.

Kensington is a nice little town, I am hoping to get on at the hospital just up the road in Phillipsburg. You probably drive past it from Colorado. I live in Lebanon and shop at the Wal mart in Hastings, Ne or Grand Island, Ne. 60 miles but I would rather drive 60 miles here than 6 miles in Denver, LOL.
