Are there any area of Overland Park, KS to avoid? What is the average starter house in OP now?

The housing prices are fairly reasonable the further north you go in the city. A solid home in a good neighborhood will probably be around 175K and up in this city. I am not sure about current housing prices because it has been a poor market in most areas of the country. In terms of areas to avoid I do not particularly care for the area between Santa Fe down to 79th and Antioch. Some of those neighborhoods have not been doing too well the past few years. A big demographic shift is occuring in some of the older neighborhoods in the city, and many areas are becoming more diverse over time.

I notice you have your location listed as NH.Some of my family moved from Overland Park, KS to NH last year
A starter home would likely be a little more affordable on the Missouri side of the Kansas City metro. Some areas that are becoming popular are sections of Independence, Liberty, and Gladstone. Average home prices in these areas would not be too bad at all.

i know this isnt answering your question but it looks pretty from what i see on the show Highschool Confiedential that is shot there at Northwest Highschool  ...looks nice and beautiful homes!

i really can't think of anything that should be avoided, until the question becomes more specific. i like overland park but it's a little boring in my opinion.

We don't know how much you want to spend, or what you would consider a "starter home", but they can be found throughout the city. Generally speaking the further north you are, the older the homes. New construction is mostly to the south. But there are pockets of new and old, pricey and reasonable, large and small spread all around the city and county. When looking for a home, you may also want to consider Prairie Village, Mission, Fairway, Roeland Park, Shawnee, Lenexa, Olathe etc. (Pretty much any Johnson County city except for Mission Hills.) Many people decide to live in Overland Park , and the other Johnson County suburbs, because they want to avoid the bigger cities of Kansas City Kansas and/or Kansas City Missouri.
