Olathe, overland etc. property taxes
We may (or may not) be moving to the area from the Chicago 'burbs. I am aware that the housing cost is significantly lower than here, but am trying to get a handle on the property taxes and possibly utility costs. So, let's say a house there has a market value in the neighborhood of $200K, about how much is the annual tax bill? Anyone who could help with this, I'd appreciate it! Also, how are utility costs? Ours have gotten insane...though I must admit I will miss Lake Michigan water...it's so nice. (Yes, they clean it up before we drink it!)

Property taxes are lowest in Northern areas of Johnson County. For example, in Northern (older) areas of Overland Park, an 1800 sq ft house costing around 200k will run 1700-2000 per year.
Lenexa is quite high as is Southern ( more affluent) Johnson County/ Overland Park.
Most MLS searches out here post the most recent property tax information on the listing. That will help you get an idea.

I always look for that on realtor.com, but they rarely list taxes...do you happen to know of a site that is open to the public that does? I don't have specific properties in mind now but am just trying to get a ballpark idea. Thanks!

My property taes are $1500.00. Folks that I know in Missouri pay the same as I do, but their services arent near as good - Police, snow removal, streets, etc.
Utilities are very reasonable in Johnson County as well.
Natural gas would be the only utility that is costly, but thats true across the whole nation.

My realtor gave me the following figures:
Olathe mill levy = .120634
Shawnee = .110172
Ov Park = .09444
The Formula is (Appraised value of house & land) x 11.5% x (mill levy)
so a 183,000 house in Olathe has taxes of 2538/yr.

Olathe must have such a high number because they have to build so many new schools all the time and upgrade infrastructure constantly in the town to accomodate the enormous concentration of residents under the age of 18 in the town. Overland Park always seems to have a lower mill levy rate than other towns. It also seems to have much better urban planning than Olathe and manages the population growth of the city better as well. The property mill tax levy rates for schools in Olathe have increased substantially between 2000-2006.
