Looking for homes around east wichita
What are some good recomendations around east wichita? Low crime/safe areas, nice neighborhoods the usual.

In general, east wichita is all pretty nice and safe. Not sure how far east you want, but Andover is a fantastic city that is a suburb of Wichita. It is safe and has great schools (if you are needing that). Anything between Andover and east Wichita is also very nice. A bit farther north and east is Benton - it is smaller and also nice / safe with good schools.
What kind of specifics are you looking for? Close to....? Schools???

schools are not inportant except for resale. we work in banking and accounting so would want to be with in 15 miles of wichita. Rose city, Andover, East Wichita all would be in the running. I like College Hill and some of the subs there but not sure if resale would be good. I have family in East Wichita and Andover so I also do not want to drive miles to visit. I see that homes have started to be reduced a bit. Not like Detroit but coming down some. I also see the Klassmier [spelling] lots sitting and wondered if it would be hard to get a deal on a new home built? He was building and selling the small 2/1 up for 92k a couple years ago. I wonder if it would be possible to get one of those for a similar price built in one of the east Wichita lots? We want a smaller home as it is the two of us and we can finish a basement if needed.

As stated above pretty much anywhere in East Wichita is good. College Hill is a desirable area and can be resold.
But if you're looking into school districts for resale. Look where the lines are in Wichita for the suburban schools. The public schools in Wichita are not as good as the suburban schools.

If you want to stay east, I would recommend something along Harry Street. Klausmeyer has a few houses being built in the subdivisions in that area. I would check out his website ( www.klausmeyer.com) to get the details.
If price is a concern, I would advise that you look in Derby. There are some reasonably priced homes there, especially along 63rd St/Patriot Dr (they just changed the name of that road in Derby about 5 years ago - many of us are still adjusting to the change). Andover also has a development where the homes are 150k or under. Otherwise, you might be looking in west Wichita, which is not your preference.

I was looking along Harry st. and there seems to be a lot available and the prices seem to be falling a bit. I have not driven around much in that area but it seems close to Andover where I have family and all of Wichita where we will most likely work. Taxes seem to be a bit cheaper than Andover also. My first concern is that where we live is a good safe neighborhood that has good neighbors.

If you are on harry east, of say, greenwhich rd, areas are nice, safe and should have decent resale value. there are both newer and older areas along harry in that vicinity.

I am waiting to see if prices fall a bit this winter. Wichita has lost 12k high end jobs and it has to put a dent in the housing market. I know it is doing better than many other markets but it is not invincible and I have been watching homes fall in pricing and sitting on the market. I need to see if we can get to a money talks market there. I am hoping to be able to neg. a price for about 10% or so less than a good asking price.

That is not that many jobs lost for a metro of 500,000 people. It should have no effect really.

I totally disagree, when you are talking about 12,000 high paying high skilled jobs you can equate that to 30,000 Mickey Ds jobs as far as the impact it has on the economy.
