Rental market is getting thinner and thinner the past 5 years. Not like when I first moved here 9 years ago it was easy to find a place to live...being close to the beach should not be your number one factor. Finding a nice place that is clean should be on top. As long as you have a car beaches are within reach and there is no parking issues here you, just drive right up to the beach. Nightlife is a whole other thing here and most places close early. If you live in Koloa area you are going to be in a very heavy tourist area. Kapaa and farther north tends to be more local, as well as south.

Yes, but it can be a long reach. With one exception (Lydgate) beaches in the Kapaa, Wailua, Lihue area are usually non-swimmable - surf and riptides.

You are very wrong...Lydgate may be the only one with a baby beach that is protected but all the others are very swimmable.
