Default Looking for a small plot of land near the western portion of Kentucky

It has always been my dream to own some rural land.

I currently live in Illinois, and would like to buy a small piece of land along the western portion of Kentucky. Does anyone know if it is possible to buy small plots of land? Maybe like 10-25 acres? I know sometimes it is hard to find smaller plots of rural land.

The reason I am looking for land is for this land would be for Timberland or recreation. I know I may have to pay someone to tend the land while I am not there which is fine with me.

The land doesn’t even need to have a house on it. Does any of you have any ideas? If this post is to vague please tell me so I can narrow down what I am looking for (I am new to this site so bare with me).

You shouldn't have any trouble finding a 15-20 acre lot. I am more familiar with South Central Kentucky, I would think Western KY should have similar land prices (about $4000 an acre)

Are there any specific areas you had in mind?

The price all depends on the the "tillability" price in the JP run from $1500 and up per acer.
Farm land is higher than hilly/marshy/swampy land. Average is $2500-$3000 acre. The closer to the lakes you get the higher the price, prime deep water lake front can run as much as $50,000 acre and up, so I don't think you want to look there.

If you are looking at the Jackson Purchase area let me know I might have some leads.

Smile Beauitful land for sale

We have 50 arcres for sale that is just beauitful property with timberland. You would have to see it to relaize how peaceful and the beauty of the land. We are down sizing after my husband had logging accident and cannot take care of all the land. It has wonderful benches with water that never runs dry and trails that are truly something to see. You would have the best of neighbors that would not be to close for comfort as the old saying goes. Well I wish you the best in finding a place that you would truly enjoy.

Is there any more information you can provide me with? Where is the land that you own? Having some water might be nice, but I am actually looking for more dry wooded land. Thanks - any additional info would be much appreciated.

I am curious about Jackson Purchase. It seems like the location is where I am looking. I am looking for flat land (gently rolling hills okay). Is it possible to find this type of land there? If so do you know how much it cost per acre? Also, is there anywhere I could read more about buying land in Kentucky that you would know of?

Here's an easy to use website. View the MLS listings for Land and limit to Calloway, Marshall, Graves and McCracken counties for parcels in the Purchase. This will give you a good idea of what's out there, stuff that's listed with the realtors anyway. Land is fairly tight around here compared to a lot of the rest of Kentucky. Your money would go a lot further in the central part around Liberty, Columbia and Campbellsville. Generally speaking, plan on $4000 an acre and up around here for anything that isn't a swamp.

Go to realtor.com and put in the zip code for one of the towns you want to check. The next page you come to unclick everything except the spot for land. It will show you what there is. Very little swamp land around here unless you get close to the Mississippi River in Ballard County. Your money will do fine in the Jackson Purchase.
