It sure was nice to see all the trees & flowers slowly coming into bloom.
I'm really getting to like going up & down 'Big Hill'......it brings out the daring in me.
God Bless.

Berea is a good place-on the outskirts. You might also want to check out Rockcastle county (not alot of stores, though). Richmond has several smaller towns surrounding the area that might fit your needs, such as Waco, Newby, Paint Lick, etc.
check out :

This is the Madison County Board of Realty website. Hope this helps!

To Joe and the rest of you:
Happy everything! I have been following your stories, and can't wait to make our own move! We are coming to the area (we'll be staying a week at Renfro Valley area) the end of April/first of May (we'll be there for your closing, Joe!) looking for a house. Now I want to hear everything about the area!
We don't want to live IN Berea or Somerset or London, but out just a little bit. Also hope to have some land (not a lot, maybe 2-3 acres), and a storage building or two. I didn't even think of looking for FSBO, have just been looking at realtor sites. We have a realtor that we'll be working with.
We are also currently in SW Florida, and as I saw mentioned somewhere else, it seems to be a race to see which will rise higher here, crime or cost of living. A murder in the next block last week, so close we heard the gunshot. And the homeowner's insurance on my modest little 1200 sq. ft. house went up to $5,000 this year. (a 300% increase....my pay did not increase 300%!)
I reckon we'll all be getting together for a barn dance soon at Renfro Valley soon, sound like fun?

I would say that when you get to Renfro Valley, get a copy of the FREE publication, "Kentucky Homes Magazine"......You can go to the web @
www.kentuckyhomesmagazine.com also, but the book is more convenient.
Glad to hear you'll have a Realtor working with you. That is a necessity.
Dona & I found it was so important to have a Realtor that actually lived in or was very familier with the area in which you were interested. We too, didn't want to live 'In town', but rather on the outskirts. And as you read in my previous posts, for all the time I spent looking in Madison County, we wound up in Jackson Cty. We can only assume the Good Lord led us there. We kinda got the same thing you are looking for: 2 1/2 acres, out away from town & a very safe area, & a really nice home at a fair price.
There were so many areas that we thought we could live, but for 1 reason or another, weren't just right. No amount of pictures will be as good as actually seeing the house & property. Check out all the links that Joanna, Kimmiey, myself & others posted previously for info on various areas.
I'm just so anxious to finally move to KY from here in West Central Florida. You are correct in saying how things have changed here. Virtually every day, I talk with someone telling me their particular horror story. Our home owners insurance, just within the last few years, has quadrupled ! I know there is no State Income Tax, but one DOES pay for the great weather 6 months out of the year here in FL. 17 yrs. is enough for me. Come April 30th. we'll be Kentuckians ! PTL !
That Barn Dance in Renf5ro Valley sounds good. After Donna & I move in, we want to meet with Joanna & Kimmiey & anyone else that would like to meet us & become friends with. For the most part, this Forum has been great in helping us find our place & giving us a lot of good info. There are a lot of 'good people' here. May God love you all.
God Bless.

Fishing
Hi,
I'm from michigan planning on a vacation in the Berea area. My wife will be wanting to go to the International festival. I more interested in finding a good lake or campgrounds that as good fishing. I have a small boat with electric motor. We will be camping in a 5th wheel and hopefully in a shady campground with good fishing. Although i don't mind driving to a good place to fish outside the camping grounds. Any help would be greatly appreciated.
HAVE A GREAT DAY

Kentuckians....Finally
Well, we closed on our home here in KY on April 30th....Everything went well, & the movers got here on May 1st. I had to meet the truck at I75 & Exit 76 to direct him here. We are so far over the hill, around the bend, & in the holler, hardly anyone could find us.
When the truck finally got here, the driver told me he thought I was lost !! That was funny. After spending a few hours here unloading, he said it was really beautiful....peaceful & quiet.
Donna & I have a ton of unpacking to do yet, & still need to get a fridge & stove, as well as a riding mower & weed whacker. I just love how green everything is right now. We could use some rain though.
Thanx everone on this forum who helped me out in this major move for us from Florida to Kentucky. We were a little sad when the movers cleared out the whole house in Florida & we saw how emply it was. We were happy though that a nice couple from Massachusetts bought it & will enjoy it as much as we did.
Once we get everything unpacked, get all the appliances & other things we need, & just settle in here , we can finally relax. It was really almost traumatic with all the ups & downs that comes from such a major undertaking. If we were younger, it may not have been as bad....but we are so happy to finally call Kentucky our home.
God bless & may all your prayers be answered. God is good.
Joe

Congratulations
Hello Joe & Donna
Many congrats on your huge move, we will be doing the same hopefully very soon, the market here in S California is on a down slide right now, but we still hope to sell our home soon and make that move to Kentucky, hopefully in the Berea area also.
I know what you mean, I feel exhausted already with fixing up the house to sell, like you say it much harder as you get older.
Once we do sell we will be flying out to Kentucky to buy our retirement home.
I wish you all the happiness for your retirment, enjoy your new home.
Regards
Margaret

I have the perfect place for you-right outside Berea! I'm sure you read the earlier posts that talk about Renfro Valley. Well, they have a BEAUTIFUL campground, nice and shady with a small creek. Right across the road is Lake Linville, which is fulll of Bass, Crappie, Bluegill, and Catfish. It has a really nice boat ramp, dock, and bait store that sells a little of everything. You could spend your days on some nice, clean KY water, and evenings at either the barn dance, one of the museaums, or watching live music. This is located in Mount Vernon, just a few miles outside Berea. It is VERY handy to the festival, too!
I promise you won't be bored in that area-there's too much to do in such a short time. So, come on, have a great time, and enjoy yourself!

All the best, ~joanna~

I'm glad to hear the move went well. I always fear the horror stories of 'movers'. It sounds like you got a 'good bunch'. Just think, a little more work and you can sit back and enjoy your new home in the beautiful countryside of Ky. I know I haven't been on here alot as of late, but I want you to know I have been following your progress. I also want to say "thank you" one more time for all of the heartfelt advice you gave me even though I am not going to be taking advantage of it at this time. I still hope to end up in Ky though I cannot say for sure when that may be. Either way, enjoy your new home, best wishes to you and Donna and God bless you both.
