I just found this forum and thought I would share what very little I know. My wife and I will be retiring to Elliott County, about four miles east of Sandy Hook after youngest s-daughter graduates HS. We are living, and have lived, in Wyoming close to forty years.
When we started looking for land, we started out here -- and worked our way east, through the Ouchitas, Ozarks, Appalacihians etc. We even looked at Cape Breton, NS. I had a fascination with Letcher, Knott, Perry and Harlan Counties, but finding information on available land was something of a nightmare. In the summer of '06 we bought 180 acres between Fannin and Isonville. We have chosen to call it a farm but there is no evidence of that status. Since it was surveyed by D Boone, it has been a coal mine a timber source, several cemeteries and a great hunting area, but as far as we can tell, it has never been a farm. We are going to raise animals, fish and a garden. Most of the acreage will be just that -- acreage. we cannot hear traffic, we cannot see any neighbor's lights and we believe we will like that just fine.
I grew up in Louisville, too, and elliott county is sort of a homecoming. I like the fact that there is not a federal road in the county, nor a four lane.

I'm way late to the conversation (by a year or two) but...I was born and raised in Elliott County. I have since moved away but return often as my parents still live there. I still love the place! I went to one of the three public elementary schools and graduated from the then one and only high school. Although I've been gone now some 10 plus years and I'm sure things have changed, I can't say enough about the education I received. My husband grew up in a totally different atmosphere (New York and Lexington) and went to private Catholic schools only. Our educational backgrounds rival each other step for step (please note that I was not a driven student). My son will soon start school and one of the things I long for most is the atmosphere I had. In such a small area Everyone knew you, your parents, your grandparents, your uncles/aunts, friends, or someone associated with you. To this day I know where my teachers live(d), who their families are (were), and could still call them up and chat. Education aside, it is a challenging area, you need to know how to live without pizza delivery and computers driving everything (is it really a bad thing to live without this stuff?). Lastly, please don't forget Grayson lake. It is smaller than Cave Run, less busy, and breathe taking! Marina, playgrounds and picnic areas, fishing, wildlife, even a golf course. I still love and long for home. Hope you find it to your liking.

If you liked "Hoosiers" you will love Sandy Hook. The tiny Elliott county HIgh Scho0l is an early favorite to win the Kentucky State championship. The school is so small that it has no football team, track team or much else besides basketball. There are no classes in Ky. Every school is in the same tourney. Cinderella lives in the mountains of E Kentucky.

We're still looking!! LOL!!
I found 197 acres this time that we're looking at in Sandy Hook. Also 150 acres in West Liberty and 186.7 acres in Salyersville. The Salyersville one is worded really weird - almost looks like you're only buying the partial rights to the land. Uh, I'd like to own my land 100%, thank you!! So, I'm waiting to hear more on that. That piece of land is the cheapest by far, so it jumps to the top of the list!! LOL!!
I love hearing that those of you that grew up there love it. I love where we are and it sounds similar. No one has ever heard of our town. We have less than 200 residents and are out numbered by cows a good 10 to 1. Just the way we like it!
Planning on putting up a small 2 bedroom cabin with a walk out basement. Nice big back deck with a hot tub and hope to put a massive pond behind the house for swimming with a dock anchored in the middle for sunbathing. Big brick grill with a screen enclosed summer kitchen / dining area. Some cows and goats and pigs and chickens, and we'll be all set!
So, when we get our land and get all settled in to the cabin, who wants to come by for a barbeque?? And don't forget to bring your swimsuit. LOL!
