If you still considering Indiana; explore Bloomington. Top graduate school of music; two nearby lakes; overall a great place to live. I lived their throughout the 80s and have lived in Champaign, IL past 18 years. Hate Illinois, absolutely love the Bloominton/Indiana University area.

Wow I have to admit that I may have dismissed Kingsport too soon. I was doing a research trip last year for the same reason as the OP. I spend a lot of time in JC, then traveled north to Bristol. As I came in from the south I was overwhelmed by the mill/factory, both the site and the smell. I had been warned but also told the downtown was nice. Sorry, I just couldn't get past that first impression. Turned around and headed north.

I guess we need to make another trip before totally deciding. As it stands now we have found the same affordability an hour from us in Charles Town, West Virginia, and that seems to be the leader in the clubhouse. But I love the big mountains of TN so it may be worth another look.
Not hard to do, really only a few main streets on the TN side,
most of the big box stores, strip malls, fast food, etc that you typically associate with the outskirts of cities are on the VA side.
If you come for another visit feel free to message me and I can point out a couple of neighborhoods, parks, etc. you might enjoy in Bristol.

Not hard to do, really only a few main streets on the TN side, most of the big box stores, strip malls, fast food, etc that you typically associate with the outskirts of cities are on the VA side.
