Just curious. Are there some nice areas on the outskirts of JC that are "woodsy". I'm picturing a forest adjacent to the backyard. Or something like that.
We are going to check out lots of areas that have so kindly been discussed (in JC and surrounding communities). But in addition we'd like to check out "woodsy" areas if they exist, are nice, and are affordable (for rent at first, and then to buy).

The Tree Streets neighborhood will put you across the street from ETSU and right next to downtown. It's really the perfect location as far as walkability is concerned. Google "Tree Streets Johnson City" for a wealth of information. The neighborhood was primarily built in the 1920's-1940's so the housing stock is old. There are several subdivisions off Cherokee Rd. in the SW portion of JC that fits this description perfectly. Houses mostly built in the 70's and 80's.

The fraternity house "issue" in the Tree Streets is completely overblown. There are only four houses in a neighborhood of about 550 and none are very large. Unless you are living right next door or across the street from one you'll never know they are here. For being a neighborhood adjacent to a major university and sitting in the middle of town the Tree Streets are surprisingly quiet.

There are patches of woods in most of the outskirts of Johnson City. The natural ecology of this area is forest.

Your best bets are Buffalo Mtn, Unicoi, & Milligan which are South of downtown JC. Also Piney Flats to Elizabethton to the East of JC. But again, there are patches everywhere.

I have about 3 acres half forest / half cleared in Boones Creek / Gray.

There are people on both sides of the fence. Some think the neighborhood association is being over-dramatic and others see it as a real issue. I wouldn't discount the entire neighborhood. Just know if there is a frat house fairly close to a house you consider and I think you'll be ok.

Also, keep in mind ETSU is working on a plan to move all the Greek housing on campus. It's complicated and may take several more years, but it is something they want to do. Part of the issue stems from the fact that most fraternity's and sorority's national level organization actually owns their housing, not the local chapter. The process of selling the Tree Street property and building a new house on Campus property is long, and some organizations may not approve of it.

Several of those types of property exist. There are even a few that aren't even considered on the outskirts. Some of the older neighborhoods also have lots of trees, making them have a more "woodsy" feel, even being mostly typical suburban neighborhood with less than 1 acre lots.

For in town woodsy neighborhoods, you'd want to check out Tanglewood or The Gump Addition. Behind ETSU going towards Cherokee Road is gonna be tree-dense, as is Cherokee Road in general. Someone else mentioned Buffalo Mountain - definitely a good area to find what you're looking for.

Is Cherokee Rd in the city of JC? That will result in higher city tax but if I'm not mistaken that is offset by lower water bills right?
