could anyone give me information about Bluff City. I saw some new town homes being built there for around 175,000. Is this a safe area and near shopping etc. thanks. I am thinking of either soddy daisy or the tri cities .

Bluff City is just outside Bristol on the main Rd between Bristol and Johnson City. There is an 84 lumber co., a few gas stations, ..........that's about it. However, it is a convenient location if you want to live "rural" with decent roads but easy drive to city.

You would also be very close to the Bristol Speedway if you enjoy racing.

Hi Maggie, to answer your question, yes its been a safe area for a few years now, awhile ago it was'nt, the town about lost their charter and all the police were fired when someone won office and fired all the cops and fleeced the bank so to speak. Any shopping you will want is no more than 10 miles out of Bluff City no matter what direction you drive in. The worst thing I can say about Bluff City is that when it rains alot the water system gets contaminated and the school system shuts off the water fountains in the schools and you have to boil the water in your home to drink it. Maybe some day soon it will be incorporated into bristol and these problems will be solved.

Go through there all the time to fish the S. Holston River for trout. Great fishing; one of the best tailwaters in the entire South if not the best. Bristol is really close and is where all your major shopping will probably take place. Johnson City is about 25 minutes or so; North Johnson City is a little closer. Couldn't tell you about anything else the town has to offer.

It is a nice safe small town. I have never heard of the water problem mentioned above and I know many people who live there.
Most of your shopping will have to be done at least 10 miles away, but that's nothing these days, right? |

I am currently in the process of selling my home in Bluff City and moving to Fall Branch after living here for 5 years. Never once had a problem or felt unsafe. Also, have never had a water problem, must be from years back if at all. Bluff City is a nice quiet spot, convenient to Bristol and JC and not too bad for a commute to Kiingsport (I work there). Have very much enjoyed living in Bluff City - only moving because we wanted to be even further in the rural countryside...

If you like small towns you'll like Bluff City. I used to live there and was Alderman on the city council. Yes, it does have a water problem from time to time, but nothing serious. The town is a bedroom community for Kingsport, Bristol and Johnson City.
I found the town to be quite unique. Because it is so small... about 3,000 people... in one fashion or another, most everyone is related. You have to be very careful what you say about another person, you could be talking to his/her cousin. But all in all, you couldn't ask for a more helpful community, full of well meaning people. |
