Help me find JC equivalent?
My husband is considering a job in the tri-cities. We are currently in West Knoxville and live the stereo-typical "suburb" soccer mom lifestyle. I see lots of SUVs everyday, go to Target 2xs per week, live right beside West Town Mall (the largest mall in Knoxville), etc. I am looking for good kid-friendly neighboorhood ($250k-$350k) in the tri-cities, probably Johnson City. Any suggestions? I've been looking online but nothing is jumping out at me. I'll be in the tri-cities in the next month to look around but I wanted some input prior to that. I'm not quite ready to contact a realtor. Any help would be sincerely appreciated!

Leesburg Estates, where we reside, is just outside of Jonesborough and about 10 or so miles outside of JC. It's a verynice sub-division with a lot of kids running about. A new elementary school, Grandview Ele., is about to open very near to us. The area around Leesburg Estates is rural and very pretty.

There are numerous subdivisions that would seem to fit what you are looking for in North JC close to the mall, restaurants, etc. Most of these subdivisions have homes for sale in them, and there is ALOT of inventory in that price range, so im confident you will not have any problem finding something that you like. Just when you come down next month just drive around and just see what feels right to ya. If you know someone who knows the area well they can point out the options better than if you are just driving around by yourself.

Telford (Leesburg Estates) is nice and beautiful, but may be a bit too rural for what East TN Belle is looking for. (Inner) West Knox is bustling. Not sure that you're going to find an exact equivalent, to be honest, Belle (mind if I call you that?  ) The area around the JC mall and the newer downtown area (with Target, etc.) contains mostly older subdivisions with either grand (for their time) homes, or ranch/bungalow. Most of the new housing development immediately within the city is going on in North, around State of Franklin road. You're close to Barnes & Noble, Stir Fry, Best Buy, Old Navy, a couple huge fitness centers, etc. A new hospital, Franklin Woods, is to be built very soon there, and a new bank and big retail center is about halfway up.
I would say that that is your best match. Now, that having been said, I think you should explore some other parts of the city as well. There are some beautiful homes and neighborhoods in South Johnson City, to the east of ETSU, around Southwest Avenue and in the Tree Streets. This could afford you the opportunity to find a nice, older (stately, not ranch) home but still be within 5 minutes of the mall/Target and 10 minutes of North JC. This is definitely city territory, too.
If schools are important, the area is zoned (I believe) for South Side, which is a good, small school that regularly scores slightly above state averages. ( South Side Elementary School in Johnson City, TN - Test Results, Rating, Ranking, Detailed Profile, and Report Card )

ditto what jabogitlu said. Look at Gray and Boone's Creek area. There are pockets all around JC that have nice new homes in the price range you are discussing. Some real nice stuff along Boone's Creek Rd. going towards Jonesborough but above that price range, There are some nice, large, luxury condos on Boone Lake in the 250K range with docks and even a community pool at one of them that any local realtor can show you and along Carrol Creek Rd. that may all feel 'familiar' to you from Knoxville 'burbs' living

JC is most likely the only city in the tri-cities where you'd feel the "Knoxville" area vibe--especially around the state of Franlin road.
Kingsport--around Stone Drive--might have a bit of the Knoxville bustle, but it doesn't quite hold up really. Personally, I like Kingsport better than Johnson City, due to Kingsport's better planned and laid out city overall.

It is just accross the state line but check out Abingdon, VA. It is a small town that I have fallen in love with. Lots of history, arts, etc.

Yard sales
Just a thought
When my wife and I moved here we got the Saturday Johnson City Press and mapped all the yard sales there we about 25 of them the map page routes us all thru the the city from Mulligan to Boones Creek. we got to talk to people in all types of subdivisions and in the old neighborhoods. we found we liked the established areas better but we got a taste of everything, and a weed wacker, bird bath and antique milk bottle

I agree, that is a great idea tennesseesnow!!! What a super way to get familiar with different areas, people, neighborhoods and aquire a few great finds at the same time...
