Jesus Jab, I think you're just getting upset because I'm correcting the information you provide about Bristol.
Sigh. To say that Windsor Avenue is "across the road" from Tennessee High is just plain false. That's like saying that the Mall in Johnson City is next door to Science Hill. Not accurate.
I'm done with this stupid thread.

Is there a word between "dumpy" and "less than pristine". We need a wordsmith to appropriately desribe these neighborhoods. "Drab" maybe?
And to clarify, I am far from anti-Bristol. Bristol actually does a good job, considering its inherent limitations. Is Macado's (pronounced Mak' a dooz) open yet?

Yes. That was me.... I had never even heard of Patterson Park before and I have lived here in Bristol all of my life, but again, I am never in that immediate area, as thats off of the main roads.
I also agree with you about the Holston Avenue, Holston Drive and Vance Drive areas... while oh so close to the run down areas like Hill St and Windsor Avenue, the Holston Avenue, Holston Drive and Vance drive area have some very nice (although older) homes. One of my aunts live on Holston Drive in a very nice ranch style home that was built in the mid 1980s. I also know of some local doctors that live in the Vance Drive and Holston Avenue areas and there are some rather "quaint" homes in the area, as well as some HUGE historic antebellum type homes... a couple are run down, but most are still in fine condition.
I think as far as homes go, JC and Bristol are very comparible. Homes in JC are no nicer than the nicer ones in Bristol. I know where is a multi-million dollar home in north Bristol.

Yes - areas northwest of Patterson Pk. I need to ride by there... I am thinking its near Anderson School. I think its like .5 of a mile from TN High to Windsor. Parts of Windsor are OK... there are some nice houses, but alot of them are rundown OLD houses that have been converted into apartments. To some of those not familiar with that area, alot of homes seem to catch fire in that area, as well as Anderson St and Hill St. I guess its either from the old wiring circuits and they are all frazzled, or some people may get out of hand and set them on fire. ??

It's probably a combination of old wiring and people falling asleep with cigarettes, too drunk to care. I know all about the kind of people who live in Victorian sublets.
I agree that Bristol and Johnson City housing stock is mostly comparable, with the exception of north Johnson City's newer developments. No other place in the Tri-Cities has such a quantity of cookie-cutter McMansions and that reality is reflected in average real-estate prices in Johnson City, which tend to be higher than Kingsport or Bristol. That data has been posted on C-D many times. Also, listing prices aside, the Tree Streets neighborhood in Johnson City is, I think, fairly unique in NETN, not so much architecturally as demographically.
