Smile So much has happened! We all have such tales to tell.

Boy, all you ladies think about is gambling, drinking, and hard living!! Yeh, a hot toddy and a winning ticket sound oh, so nice.

Yep, they accepted our bid, the perk test was a go, and we will close in a couple of weeks.

Bargain on those land prices, all. They, too, are really open to negotiation. We were soooo happy that we researched and low-bidded (Is that a word?).

I cannot wait to sell here and get started!! My #2 son asked me to forget all my plans for the nice things, and just invest in a pool table, regulation dart board, pull down screen and rear-projection TV, and oh yeah, comfy theatre seats - all to go in the basement for their R & R visits.

Like any of that is going to happen! Unless he wants to pay for it.

Boy, I have missed this thread all week.

Congrats on that lot, Gem! And on getting the price down.

Now when does the building start? Are you going to move to Knoxville and rent while you do it... or are you going to start it while your home is on the market and go back and forth? Have you decided on a builder?

You know I hate to be negative, but I have to whine about this somewhere...

There is a certain '80's only' station here working with a certain KIA dealer to give away A PAIR of HM tickets/backstage passes. Now while I'm sure there are plenty of single moms with only one child that this would benefit, and I'll swoon with pride if that's who it goes to. WTF is the point for Married with two kids parents who are probably more likely to buy a new KIA in the first place?

I don't want to turn this into a whinefest, but I think the marketing 'guys' dropped the ball on this big time, and I pitty the parents who have more then one child who are gullible enough to fall for this amaturish prank that is a waste of almost everyone's time and energy.

The ads even use 'kids' plural in at least one spot and in another it's possesive, but sounds plural. I know of no mother or father who's going to let their HM aged kids(plural) go un-attended. This contest is bogus.

PS. Hik, I'm really glad you will get to go with your daughter. It will be a memorable experience, and my kids and I are jealous.

Angry What a contest!! We need at least 4 tickets!

TedTAce, I wouldn't have thought about that, but you are right. What are the chances that a single parent and one child are going to win that contest?

If you have more than one child, do you draw straws and have a Cinderella contest? Yuck, that is just about the worst scenario I can imagine. I think I would be more inclined not to even enter my name in the contest. Then, all of your kids are equally and fairly disappointed.

Thanks, goodbyehollywood. I do like the lot and I think we paid a "fair" price. Most of the lots we see in the area seem over-priced. But, then again, we have seen building lots shoot to the moon here in N GA over the last 5 years, too.

We are going to sell here first. What we build, or rather how much we put into what we build, depends entirely on how much equity we walk away with. I have a feeling that we will end up selling for about 10 - 15% less than what we paid 5 yrs. ago. My husband doesn't believe it, but from what I see happening everywhere to one extent or another, I would rather err on low side than to expect a miracle on the selling price. I don't want to list it for more than we paid in the first place. I want to be realistic right from the get-go. What do you all think?

It goes on the market the first of Jan. Great marketing strategy, huh? Hubby didn't want to list before we found a lot because he is convinced it is going to go in a New York minute. Haha. I let him live in his little dream world during the day and then tuck him in at night with all of his sweet dreams.

So, everything is freshly painted. Had the driveway and patio power-washed. Jeff washed all of the windows them are and French doors on the outside and I hired a lady to wash the insides after Thanksgiving. (My job was the insides! So, figure out the reasoning for a little help!)

We have a nice house plan that will suit me to a tee. About 2200 sf on the main floor and a walkout basement with 2 bdrms and a bath down there for our visiting kids. We can close off the basement when it is just the two of us there. Seems just right to me.

I will be so happy to be done with a big house. What a burden and a waste. I cannot understand people who want to build those monsters. (This house picked us, we didn't pick it. Had 5 weeks to move to GA and this was empty - no wonder!)

I think you're very smart to price realistically, Gem. Shows you're a motivated seller and, hopefully, that will attract motivated buyers. Good luck! I hope you sell quickly and for top dollar.
