Wow Hiknapster, the more I see of this Townsend, the more I like it. Property is a little higher than I expect. But it might be worth it. It has alot restaurants according to Yahoo Maps...for pop under 300. But I'm not complaining...most days I prefer somebody else do the cooking
I found one property that was only 1 acre priced at $65K...but I think it's close to golf course. I found a couple 5 acre around $40K, I wonder what they would think of me there?

Townsend does cater to tourists as it is so close to the entrance of the Smoky Mtn. Nat'l Park. So, although there are not many permanent residents there are a lot of seasonal and vacation home developments.
I think that is what is dictating the higher land costs. Hubby and I also looked at quite a few lots in the Townsend area, but decided we wanted a more permanent feel to our neighborhood.
It might work to your advantage, PreRetire, since you want to try to have a little more isolation. But, look out for the holiday weekends and summer tourist-time!
It is very beautiful in the area. Lots of wooded mountain developments with several acres on each parcel. Check it out in person; you might really like it.

Rugby, Wartburg, noooo... you'll be using sooo much gas getting to activities and we'll all be breathing the pollution. I'm thinking Oak Ridge has a lot of craft type programs and general culture. You'll be around a lot of retired engineers, is that good or bad?
Just over the north slope from OR is Oliver Springs, much cheaper property and views of the Cumberlands. It's a bit of the depressed coal town but OR isn't far.
I dunno about Townsend. You'll have the restaurants of a tourist town but not much else culturally.

I don't think I want to deal with tourists again. As for the retired engineers, I guess that's ok but they might be as burned out as me...LOL
I took at look at Oliver Springs, they filmed October Sky there and outside of that and the historical society, couldn't find much more. I found 3 or 4 properties for sale, they weren't cheap. There was one 7 acre that was listed at $115K, others were up in the $200K range. I hoping to spend alot less on the land.

Oh that's ridiculous. Not ridiculing you - just the realtor. What you need to do is drive the roads with views and look for a hand lettered sign nailed to a tree.
Another note - kimberlin heights is really South Knoxville. You'll find some properties with views. You can hang out at the Book Eddy (used books) on Chapman highway near town.

Townsend is the gateway town to Cades Cove. 2 million people visit Cade's Cove every year according to Wilipedia.
