Thanks, great point. I agree SF is confusing just looking at the outside of a listing and of the room pictures. I see some that are not large rooms in a house that has a huge SF. Some dont show the finished basement pictures. I got to the root of tax rates and tax assessments so think I had a good idea how much a home selling price could influence property taxes. Let me just say the taxes on property are much less than half of those in Texas.

A nice location is Sevier County at about 1.6% on 1/4 the value of the house.

Wow that is low even by Tennessee standards. Is there a hospital with good reputation there too?

Close to UT and not far from Maryville, though Maryville is not as good as UT.

No and it's a tourist mecca. Not Kennebunkport touristy, but Myrtle Beach in the mountains.

LeConte Medical Center is in Sevier County. Here is an article about where Tennessee hospitals ranked according to LeapFrog. Keep in mind that one of the contraversial issues with the LeapFrog score (and any hospital will agree with this) is that if a hospital doesn't offer a certain service (such as pediatric surgeries, heart surgeries, etc.) and therefore cannot report any figures for that category, they get a "Zero" in that category which brings down their entire score. Still, our local hospitals are good.

Thanks. My need for a nearby good hospital is one that will react and treat C Diff if my wife should come down with it again. She is high risk to do so after two incidents this past fall on top of one a year and a half ago. The Rh meds she takes and her impaired immune system make her high risk for repeated occurrences. My other key medical need is for a good Internist who can handled a patient with unusual medical issues centered around her auto immune issues. Also we need a good Rheumatologist for her Artiritis, Lupus and Fibromyalgia. I expect to find the doctors at the medical center or one of the large hospital systems in Knoxville. We drive 20 miles to see them here and that option works fine.

I can help you there. My Rheumatologist is Dr. Christy Park and my internist is Dr. Crystal Gue. They are fantastic and coordinate care very well. Having autoimmune issues myself I understand.

Seymour is not tourist destination. It has good access to everything but traffic is not a big deal. Sevierville/Pigeon Forge yes, though if you know the back streets you can avoid the majority of the traffic.
