Default Lake Communities

My family and I are moving to the Knoxville area and we are so excited. The problem is, where to live? We've been reading all the posts and actually posted once and everyone has been so helpful.

Our hope is to find a lake front house (or near a lake) that is also part of a community. Moving for our kids (10 and 7) is going to be hard, so we are thinking that being in a community would help but I don't think I can live in a cookie cutter, no tree development (is that too harsh?) I'll be working in west knoxville and I am willing to commute up to 45 minutes if its the right place for the family. In terms of a price, we have been very fortunate with selling our present house for 625k and we are willing to use all of that. Any suggestions? We need to move by the summer so the kids can be in school when it starts. If need be, we could rent for a bit. If a lake community is out of reach, we would want someplace with trees. We are heading down there next week to look at homes and have Maryville on the list...any suggestions would be great.

Try Conkinnon Pointe, Lenoir City, very close to West Knoxville. There are interior homes available in your price range, with access to community boat launch facilities.

West Knoxville itself has exactly what you're looking for (if you'll settle for river or pond rather than lake).

If the posts are accurate to this, using $625,000 to buy a house that is near a lake, we will never realize our retirement dream. This makes me sad. I felt we could find an interior lake community house $150-300K. I have looked on the real estate sites and thought we could. ??????

It seems that some things have been stated a little bleak. There are properties on the lake/river (Tennesse, Clinch, Tellico, Loudon, etc. ) available in the $675k price range. There are also properties in the $300k range, though you would be pressing it to find in the $150k range. BUT there is always the possibility of matching your dollar with a place one would want - think positive and be persistant in your search. There are many homes that are sitting on the market waiting for the right buyer. (especially as the price goes up!) Look on viewhomes.com.

Owning waterfront or water access property within Knoxville is very expensive and HTF. The further out you go and the further from water you're willing to accept, the less expensive it will be. But deep water or dockable property is not easy to find and there aren't a lot of bargains. Many people's retirement dreams-- mine, included-- have had to be revised to reflect the reality of Knoxville real estate. Lake property has gone up-- way, way up-- in recent years, and $150K won't even buy you a waterview lot in some areas. And while gravity is prevailing in parts of Knoxville, some of the most desirable areas (i.e., lake close) are not seeing the same deceleration.

Of course, it's all relative. If you think a $2.5 million lakefront property reduced to an even $2 mil-- a 20% reduction-- is a bargain, then you might be in luck. Chuck51 is right-- stay positive and persistent. But being realistic will help, too. Good luck!
