Actually, that is a fairly surprising price for that house.
I haven't been in it, but I know the seller and I can easily see how she would underprice the house.
It is a nice street (behind mine) and it doesn't get a lot of traffic. There are only a few "iffy" homes near it (however, nice people live in those "iffy" homes)....and there are a good number of really nice homes on that street as well.
It makes me wish I were renting again! (so I could be in the market!)

It's a lovely home, isn't it?
Hmm...relocation company. The wheels are spinning.
I am entertaining taking the real estate training classes. My biggest fear is that I will buy a house and then not be in the real estate "game" anymore. I live and breathe real estate. It's wonderful!

Yes, this. So often people are judged by the junk in the yard but those are the people who are recycling and saving the environment! Or their house may need painting because they are busy taking care of a sick relative. They'll be the first to help you out in a pinch and they probably have a spare part for your lawnmower. Then you see the perfecly manicured home where the guy has buried his wife under the swimming pool.
You never really know until you ask a neighbor.

When I say "iffy", I am assuming that the home-shopper has mainstream notions of "nice" homes.
The "iffy" home I'm talking about are occupied by environmentalist types.... so they don't have manicured lawns, and their gutters could use cleaning, etc. As far as I know, I haven't seen any homes with neighbors that have nuisance kids or annoying neighbors. There is a dog in someone's backyard near there, but he only barks right when someone is walking by (like me)... not incessant "bark at nothing" stuff.
I can't remember, but it may be only one home that has that "unkept" look.
What is the problem with the yard? It doesn't appear to be landscaped in any particular way, but is there some other issue? I've never walked around the house, so I don't know. I couldn't tell anything from the photos.
I wish I would have discovered this forum back when I was home shopping! While I was living in Orlando, it would have made it much easier for me to get some good ideas about areas before moving up.
An unbiased relocation service would be a great idea, but this forum is probably the best place for information available *and* it's free!

Where (generally) do you live right now?
Are you and your 15 acres close to Knoxville at all?

The north part of the panhandle in FL also known as lower lA around here. As to the yard my concern is: I want a level area for patio/deck and easy to mow, this one seem to have steep areas. I dont care about landscape because I am the type that would redo it any way, but the mowing is an issue due to back problems. I still haven't ruled out the rural areas with abit of land, board for horses is steep too.

OK.
I have learned to appreciate flatness, too. I came from Florida and thought it was cool to have a sloping yard.... mine isn't too bad, but it takes the "fun" out of mowing.

I drove by a house for you today, it is on Canterbury rd in S knox - colonial village. Good size yard, I guess 1/3 acre, level, and the back yard is fenced! The neighbors seemed pretty kempt.
Best part is you can walk to the greatest fruit stand! Also KAT busses run nearby if your daughter wants to be a conservationist plus she won't have to worry about parking hassles at UT.
