Question re: lakes/boats/docks
Hi everyone,
We just got back from our second trip to scope out neighborhoods in the Knoxville area. We have a pontoon boat and were hoping to find a home with dock space and bring our boat with us. However, when we went by Douglas Lake I did not see homes with docks. We had driven by Lake Lenoir before that and I can't remember if there were docks on that lake or not. Are docks not put in because the water level fluctuates so much? Some other reason? Anyone know of lakes in east Tennessee that do have dock spaces for home owners?

I know there are plenty of homes with docks in my neck of the woods (out west on Fort Loudon Lake).

Douglas lake can fluctuate a lot. I drive by sections of it frequently and you'll see docks sitting high and dry. Some friends have a house out in Moorseburg and sometimes it's on the lake and other times you can't see the lake.
Other places on the lakes and rivers do have "year-round" water. That's what the phrase you want to see if you want a boat dock at the house.
West Knoxville on Lake Loudon is probably your best bet.

Check out Friendsville area. Its on Loudon but much cheaper than Knox Co side.

Tellico Village on Lake Tellico, lots of docks, but pricey. It's a golf/lake community.

Dockable property in West Knox County is expensive. Of course, "expensive" is relative, but we're talking hundreds of thousands for the lot alone. And the newer neighborhoods have restrictions that require you to build large, pricey homes, instead of cute little cottages.
But you can always rent a boat slip... or buy further out, in another county.

Thanks for all the suggestions and advice. I am hoping to find a situation similar to the one we have now...we don't actually live on the lake, but it is right down the street and we have dock space. This way we don't have to pay the crazy price of being right on the water and we still have some privacy in our back yard. I don't think we can afford west Knoxville though. I will start looking for lakes with year-round water and hoping we can find something nearby that we can afford. And when I get there, a new boat-mooching friend sounds nice.  Thanks again for all the suggestions.

Kejasa, keep in mind also that area lakes are at drought levels. Hopefully the drought will not last into next year

watts bar lake just a little south,around spring city,the lake only drops 4-5 ft
