Please don't take this the wrong way but why buy now? Why not wait until your buying power isn't as restrained? Leaving property, especially mobile homes, unattended for large periods of time is risky around here. I agree with Barking Spider, you have a tough road ahead.

Leaving unattended property anywhere can be a problem that's for sure, unless you have some great close-by neighbors to keep an eye on things.... 
Smoky has a valid point, a lot can happen to an area in 10 years.....

Well we just wanted a little place to go to for vacations and unfortunately or fortunately (depending on how you look at it) the prices are lower right now. If I wait 10 years, I could be paying 100k or more for something, who knows. When I was a kid, my grandparents had a place in Michigan that was great. But I guess times have changed but there must be somewhere in TN where other people have vacation spots that don't cost a ton of money for something small and the places are safe. Otherwise, how would the tourist trade flourish? I guess if home safety is truly an issue everywhere in TN, then I would just buy land and have it for someday when we are in a position to move, but that would be a bummer, not to be able to enjoy my place while I am stuck here in OHIO, which is cold and gray for pretty much 7 months of the year...yuck.

Check out Friendsville. I agree that it would have alot to do with finding good neighbors that will keep an eye on your property.

I wonder if anyone ever uses anything like ADT monitoring services for their vacation homes? Its pretty cheap and would keep your place more secure. I have looked at Friendville and also Jamestown and Kingston. According to C-D, Kingston has a rather low crime rate, under the national average, while most other places are higher. How good of a indicator are these crime stats that they post here?

In terms of location, I personally think of Sevier County (Sevierville, Gatlinburg, Pigeon Forge) as Tennessee's Orlando/Kissimmee. I can't think of a better location for a TN vacation home.

Normally I would question you on that response; however, there are SO MANY cabins and homes for sale at rock bottom prices in that area that I have to start nodding in agreement. This is a great time to buy in that area.

I guess I am not into that kind of vacationing though. Gatinburg was okay, but I wouldn't want to live with all that. Plus it was expensive there on the strip.

If you don't mind me asking, why?
I thought that area had been known as TN's vacationing tourist hotspot for many years now. I know that even when I was a kid living on Long Island in NY my family would periodically vacation there.

True, I have no clue about their real estate prices, but I do imagine that it's cheaper than Nashville, Memphis or Knoxville.
