Lake City Home prices
I'm planning on relocating to the Knoxville area next year. I was looking into different towns & noticed the home prices in Lake City have really dropped recently. What is the reason for the drop? Has something changed with the town? What areas would be suggested not too far out from shopping(10 miles), groceries(6 miles), work(20 miles), etc. With affordable housing, low crime. I'm not concerned about schools because I don't have any children. Is there such a place? Also are there areas to buy land, 1/4 or 1/2 an acre that's not too far out and below $30,000, that you can put a manufactured home on? Anyones help would be appreciated.

I'm not a big fan of Lake City. There seems to be drug and theft issues there. I talked to a local that said the area has always been like that.
Perhaps transplants are moving now that they realize the area is not for them? I talked to one transplant that said there were not many job opportunities and she didn't want to drive into Knoxville every day.

Lake city, is some 30 to 40 minutes from Knoxville, and has some great places, and you can easily buy a lot for that price, and with checking the zoning, probably meet your desires. You would probably need a septic field, and possible well, pending on what part of Campbell county you choose.

I know people in Lake City that are trying to sell homes there and can't. You can probably pick up a good deal there.

I get up to Lake City a lot for auctions. There are two different parts to it. To the West of I-75 is the old section that's between the railroad tracks and Main Street. There are a lot of old shotgun houses built for the workers that built Norris Dam.
To the East of I-75, you've got newer estate type houses on large lots that are close to Norris Lake. Those are near Norris Freeway and Echo Valley Road.
Lake City is nestled into the hills and is a beautiful area. It's a small town without any chain stores. Does have independents on Main Street and you can find what you need.
Lake City was originally called Coal Creek and played an important role in Tennessee and coal mining history. Fraterville, just down the road, is the site of the worst coal mining disaster in the U.S.

Lake City is in Anderson County, not Campbell County, if I am not mistaken.

I live in Lake City and it is in Anderson County.I have lived in Ohio,Andersonville ,Clinton, and Knoxville in the past and I love Lake City. I feel safe and I think its a great place to live.People are friendly and down to earth and its close to everything..Norris Lake,state parks,Interstate 75,shopping,restraunts are all near by.Prices are lower on homes right now due to new home loan requirements and the economy.Lake City has bad and good,just like most towns...There are drugs and thieves in every town but there are also alot of good people......Anderson County does have alot more zoning regulations than some other counties. Good Luck...Where ever you decide to move..Just keep checking out places till you find your new home place.

I wouldn't describe Lake City as "in the Knoxville area" but that's just me.

If you are willing to pay up to 30 thousand for a lot, I suggest you scout around the Clinton area within the city limits. Where you will have city sewage , garbage and trash pick-up. And for the services provides, the city taxes are reasonable.
