Default Forest Hills & Sequoia Hills Subdivisions

Does anyone know anything about these subdivisions close to UT?
Forest Hills & Sequoia Hills Subdivisions. Are they safe? Is this a good area?

If they are the areas that I am thinking of, they are very nice neighborhoods indeed. I don't think safety would be a concern.

Both very nice neighborhoods. Sequoyah Hills is much more expensive, but actually has a variety of classic, older homes, bungalows, and cottages ranging in price from $150k to nearly $4 million. Beautiful park along the river, great elementary school, small library, small commercial area with coffee house, etc. There are many beautiful homes, but also some "dogs" in a neighborhood this size. Sequoyah Hills is considered one of Knoxville's best neighborhoods. Also considered one of Knoxville's "snobby" neighborhoods, although many of the new McMansion neighborhoods farther west fit the bill much better IMO. Many UT professors live in Sequoyah. Very safe.Forest Hills is also nice. Typically small, older houses but lots of character. Great neighborhood organization and "feel". Convenient to Bearden, I-40, and UT. Also very safe.Really can't go wrong either way. Sequoyah would be more expensive, but the "amenities" in regards to the park for jogging, dog walking, etc are worth it IMO.BTW, both have pretty good access to nice bike trail that takes you all the way to UT (and beyond).

Sequoyah Hills is old homes and older money. You won't find McMansions there. You will find homes in a variety of price ranges on huge lots with mature gardens and trees. Houses with glassed in sun rooms, ceiling fans on verandas. Real Southern homes that have been beautifully maintained and updated.
There are also some very nice condos in there.
You'll also find real bargains right now. The homes there are the type that aren't selling. It's what people trade up to and people aren't doing that right now.
If you're coming in and want to buy without needing to sell a house, you could get very lucky. There are some homes in the $250,000-$350,000 range in Sequoyah Hills that are incredible bargains right now.
