As always, any agent can work either side of a contract, be it the buyer's side, or the seller's side. Some realtors tend to specialize more in dealing and working with buyers, while some favor working with sellers and listings. There are some agents that are very in touch with raw land and available acreage, as both buyer's agents, and especially sellers agents. Determining which ones they are is a little bit trickier, especially now, where most agents are taking all the work they can get. The most important thing you can do, is to make a few calls and inquire presonally. Ask an agent if they know of any acreage available, if they've worked a land deal before or simply housing. Any and all realtors can access every available listing for you, so finding someone you can connect with and relate to with your needs and wants is an important step in the process. If they know your needs and desires, they can find it if it's available. If you choose someone, make sure they know the proper guidelines, restrictions, covenants, or requirements for any area you may choose. If moving from out of state, finding one that has builder connections may be of help to you as well. So yes, there are some agents that will be more well versed in land, though finding a competent, dedicated, and trustful realtor that puts your needs above all needs to be paired along with that. P.S. As far as where to begin, there's basically three things when looking at land. Location, size, and budget. Getting this information in the hands of a helpful realtor will give you all the available options in the area.
