I think hik was referring to me. And I'm more than happy to chime in.

I live just off Broadway/Washington Pike and LOVE it. I paid only $70k for my 2BR/1BA house, hardwood floors, new central air, gas fireplace, renovated kitchen, carport, covered patio, fenced-in yard, awesome neighbors. I can usually get from my back door to my office at U.T. in 10 minutes, depending on how many lights I hit on Hall of Fame Drive.

I did a quick search at realtor.com and found some homes which are in the OP's price range and look nice enough. I'm familiar with the neighborhoods and would not hesitate to live in them myself. In fact, I used to live down the street from the 3rd one in my list. I also knew a nice couple with two small children who lived on that street who absolutely loved it and never ever felt unsafe. (They also moved here from NYC so I guess it's all relative.)

Grainger and washington pike are two of the houses i sent to my realtor to look at. I dont' remember seeing the other one before, but it looks very nice.

is anyone familiar with inskip drive?

Yup. It's pretty close to my neighborhood and I drive on it almost everyday. Ask anything that you like.

Inskip is generally good, but there are some parts that have had flooding problems.
The East end of Inskip (E. Inskip) is close to Fountain City. Generally, the closer you are to Broadway, the better Inskip is. After it turns West at Highland and heads to Coster and Central it becomes W. Inskip and it can get iffy, particularly west of I-275.

I agree with this. Near Coster and beyond, crossing I-275, it gets iffy. Inskip nearest to Cedar Lane is the best part.

ok... wow... i looked at google maps, and it looks like there's an Inskip drive, running east/west, and an Inskip Road, running more north/south, so I want to make sure I have the right one. i think we're talking about the same area though.

the area i'm looking at is Inskip Drive, near the intersection with Central Ave. Pike... google maps has this thing where you can zoom in to street level and look around. i "drove" down inskip for a while and the eastern half looks like mostly residential, while from the central ave. crossing on toward 75 and beyond it's more like a business district.


which parts had flooding? how bad?

Hey hvdiamond, good luck on your searching and plenty of good choices in your price range, and safe areas north. Like Hiknapster said, a good agent will work for whats best for you, and not concerned about the amount , but what is in your price range. Also as smoky stated, only a thirty minute drive, for most of the Maryville choices, so good luck, and keep un posted on your move.

West Knoxville is the best side of town, but also the most expensive. If cost is a concern, North, and South aren't bad options, in that order. Stay out of downtown and East Knoxville.

I just saw that! Stay out of downtown? Those lofts are pretty pricey. I can't imagine anyone thinking the downtown area is bad.
