I will be graduating from Southeastern Louisiana University in May 2009. We will possibly look to purchase a home sooner though, as we have already sold our home here. We keep a watch on the Maryville market almost daily.

I will also look at these forums for employment info as I get closer to graduation. I'm pretty adaptable, so I could work just about any job.

Now you have congestions all over alcoa hwy, 321, 411 and I can go on and on. Just about the only people who find it easy to drive are the ones that are moving here from major cities! ...And they are moving!!!! I have seen our little town grow in the past year alone to almost double in size. We don't have many streets here and the ones we have that can take you anywhere are only 2 lanes a side! I have encountered rude people everywhere, home depot, rub tues, target, etc., etc. I have seen people sticking their middle finger at some folks because they drive slow! These are people who resently moved into our area...STOP MOVING IN AND DESTROYING OUR PEACE!!!!! Lots of people say they just want to find some peace, and perhaps it's true but once you have over population specially in a small town, you're going to turn to your old self. stay where you are or get out of our Maryville!!!!!!!!
You should have been here before we became known to the world. 25 years ago it was the best place on Earth. Having traveled extensively and having resided in MANY different countries, I was ready to set up in my childhood home in rural northern Italy (pop. 350) until my wife talked me into moving here so our children would be surrounded by family.

Best move I ever made. BUT as the influx continues and our cultural heritage melts away in favor of half learned pseudo sage "progressive" ideology, northern Italy sounds better all the time.

Have you read what you just posted? Perhaps it is YOU who has the rude attitude you complain about others having. Maybe that's why they flip you the bird!
You will never encounter rudeness or impropriety of any kind from any local. They are better educated.

That's not to say that those of who have assimilated and have extensive roots here (albeit in laws- that's right...I married in) don't resent foreign encroachment. The only place you'll ever become aware of it is at the ballot box. And maybe a Bible recital on the courthouse steps

We're looking for a slower pace, and a lot of the charms that attract people to Maryville (culture, progress, diversity, super-charged economic development) just aren't something that are a priority for us.

And there are WAYYYY too many McMansions for us; some areas looked just like New Jersey.

I know tons of people love Maryville; and it is a lovely place. I just felt like I wanted to add my $.02, the possibility that it might be a little too bustling and progressive for some people who are looking to slow down...a lot!

BINGO!!!!!!

WAY to "progressive" anymore.

Try the golf courses. They are gated to keep locals and other degenerates out. Lot's of retirees and people who are accustomed to gated community living ala Arizona.

Bring plenty of plaid!

Question Maybe your perspective is coloring your feelings toward "outsiders" in Maryville.

You sound like a very angry man, Jersey Devil. Perhaps you expected to return after your vast world travels to a town like N. Italy with 350 Southern folks living there.

I am sorry if Maryville is not just as you had left it, but sadly, no place is just as it was 15 or 50 years ago. Life goes on in small towns, big cities, Southern villages and sprawling Northern industrial cities.

We would all love to return to the lovely, quaint, peaceful places we knew years ago. But, the population is forever growing - good or bad - and our world culture is so vastly different than the one we knew many years ago.

People rarely are born, raised, marry and die in the same place any more. The entire world in on a merry-go-round and we find ourselves jumping off to terra firma when we can. If only we could preserve cities and towns as they once were.

Since we cannot, it seems that the most logical course to take is to try to make the area we used to love an area that we can love once again. Will populating Maryville with Southerners make it like you remember years ago? Probably not. Many of those Southerners have lived, gone to college, and have a completely different perspective of what makes a town great than you do. Are they bad people? Are they undesireable neighbors? I wouldn't think so.

It is up to each one of us to carve out some happiness for ourselves. We cannot expect someone else's presence or their leaving our town to bring us happiness. Wouldn't it be interesting to see how many of those McMansions are now owned by Southerners who grew up in Maryville, TN or another town just like it?

Best to be a good neighbor ourselves - we will attract very good neighbors as a result.

Hope the rest of your time in Maryville is filled with some happiness. Then, you won't feel that you have to flee to a small town in Italy to be content.

One quibble: I sincerely doubt Knoxville has more millionaires per capita. Nashville came to mind. Then I found this:

More millionaires per capita live in the Memphis suburb of Germantown than any other single place in America aside from maybe Beverly Hills.

I'm pretty sure JMT has said this before! (smart man, that JMT!)

I'll include the link to the website, because it has a good perspective on the current housing market in the state, and across the country. I can't believe I haven't seen this before! Enjoy, everyone!

Tennessee Real Estate, Nashville, Memphis, Chattanooga, Knoxville, Gatlinburg
Thats funny, sweetie, but I thought my hometown of Palm Beach, Florida has alot of millionaires......you should see the island down the street from me! Its full of em. But Im tired of fast-paced life. Im going to go where the trees ACTUALLY change color in the fall........and more than 2 seasons!
