Neighborhoods other than Sequoyah Hills?
From reading the posts it appears that Sequoyah Hills is beyond our price range. We are coming from an older neighborhood (1920 ish) with parks and grocery stores within walking distance.
What would be an area/s to look at with similar characteristics but more condusive to the 200K to 250K price range?

Knoxville has some great older, established neighborhoods with varying house design and mature lots abundantly throughout different parts of the city. My recommendations would be (1) Fountain City for sure. There are parks nearby many of the streets and within close walking distance. There are some beautiful restored homes from the area that date back to the 20's, 30's, 40's, and 50's. There are also several newer shopping establishments close by on Broadway. Additionally, you'll find some lovely, restored older homes probably matching the style you like in Holston Hills, North Hills, and Island Home. All areas have their draws and advantages. Possibly not as "walking condusive" to certain areas, though most neighborhood streets are wide, tree lined, and often have side walks. Out west is much newer, and typically a slight bit more expensive, but you may find some quality homes in West Hills. The average age you'll find to be more 50's-70's and even some 80's, but will be mature and larger lots. West Hills also has a great park, walking trail, tennis courts, and close to shopping off Kinston Pike and Middlebrook Pike. Westwood off Sutherland has some cute homes and is even more convenient to shopping. Lindbergh forest in S knox was developed by the same company that did Sequayah and Holston hills. It is a small neighborhood that's very convenient to downtown. Look for Druid drive and Southwood on a map.

Fountain City is really neat. I 2nd the recommendation to look into that area.
The park there is great if you have children or grandchildren.

I live in off Middlebrook Pke, in the West Hills area. This area is quite but close to many things. As mentioned by others before, with parks, the West Town Mall nearby, Walmart, and Kingston Pke with lots of shopping and entertainment, many in walking distance. There are lots of rancher style houses, some very affordable.

West Hills
We live in West Hills and have walked down to Kingston Pike a few times. It's very doable. If we took our bikes, we could easily bike to the mall and a greater variety of restaurants. We also bike to the park/greenway but that is in walking distance too. West Hills gets my vote

Ok, so I am hearing Fountain City, West Hills as definates and Lindbergh forest, Holston Hills, North Hills, and Island Home as alternantes (so to speak).
What about public schools in the these areas? (I don't think we can swing private school at 12-14K a year!!!!)

That's going to leave you with Fountain City and West Hills. I was afraid to mention it, but since you asked.
Also, aren't the earliest built homes in West Hills from the 50s? I don't think there is anything earlier. I would also suggest Forest Park, which is in Bearden. Very charming homes, there.
