Looking for 1-2 acres of land (Townsend or Cherokee)
Hello and good day to all. What a wonderful site with so many great ideas and thoughts about Tennessee. I currently live in Myrtle Beach, South Carolina and vacation every year in Gatlinburg, Townsend, or Pigeon Forge. I am currently a professor looking to acquire 1-2 acres of land to build on when I retire (1o years). I would appreciate any ideas or information you could share with me about buying some land in or around Cherokee or Townsend. Thanks for all the great conversation and thoughts.

Hello, welcome to the forum, glad to have ya. I am not a Realtor nor do I live in that area, but am familiar with it. One or two points I would like to throw out there to you to think about while on your property search. 1. I don't think you can buy land in Cherokee unless you are a Cherokee Indian descendant of enough heritage percentage to claim rights to buy land in the reservation. The reservation butts up to the Smokey Mountain National Park, which I am not sure if one can buy land in?....Then again, I have seen homes on either side of the park entrances so not sure there.
On either side of the park though, there is a lot of land that is VERY steep, or at least steep enough that it is unbuildable. So when looking at available properties, be sure to ask how much of that acre or two is "buildable flat", I have seen a lot of properties listed as "rolling" land, when in fact you about need a rope and carabeener (sp?) to walk the land.

Thanks for the information. I have driven on some of those hilly roads in the summer wondering what they do when the snow falls. I know there are a few small towns around Cherokee. I think we went to a Gem mine this summer in Franklin. Any other information will be greatly appreciated. if anyone may hear about any acerage for sale. It is such a pristine area.

Property in Townsend is quite reasonable right now. Do you mean land in the Cherokee National Forest or Cherokee, NC? There is a lot of land also available in the Cherokee National Forest (I happen to be considering a purchase there myself). Prices vary.

Beretta, around Cherokee. Do you know of a contact to look at property in Townsend or towns within a 30-40 mile radius? Thanks for your help. Would like to buy before year is up. Will be in area in a few weeks. If anyone has a name or number please feel free to share. Thanks for the help.
