Anyone got any recommendations for good areas in Las Curces to buy a condo? I'm not in the luxury market by any means, I'm just looking for a reasonably priced area and relatively safe area. I was thinking maybe Elks club or 4 hills. Appreciate any input.

As a matter of fact, I just bought a condominium in Las Cruces in the Sonoma Ranch neighborhood because I liked it. I'm sure that there are condos in many other areas and the best thing to do, is to contact a realtor in Las Cruces telling him or her, what you're interested in and how much you want to pay. Search in this forum for postings on realtors that were recommended for Las Cruces.

Are there any condos or co-ops that consist of detached ranch houses?

I don't know what a detached ranch house is. My suggestion is for you to get in touch with my realtor, his name is Jim Ericson and you can find him in his website in the Internet. He is very professional and knowledgable on Las Cruces.

There are many excellent affordable condo and townhome communities in LC. You might want to consider a townhouse that shares only one, highly insulated wall with a neighbor.

A detached home means a stand alone house whereas attached homes are just that, connected to one another. pinusconus, A townhouse wouldn't be good for us because of the stairs. On one hand the privacy of a private home is what appeals to us on the other hand not having to take care of the outside maintenance like in a co op is also appealing. |

Yeah, I was also thinking about a townhome. Does anyone know, with a town home who does the maintenance? Is there gererally some sort of homewoners association and are there fees like with the condominums?

Sonoma Ranch made their renters either buy or vacate the condos there, this process started in February. My mom just bought a 2 bedroom 1 bathroom condo, on the golf course for 160k. The name of the new complex is "Casa De Soledad". Their # is 522-5000, ask for Colleen. From what I understand, those who did not exercise the buy option are few, and the remaining properties are being bought up at quite a clip. It's a beautiful place, if you get the back condos, you get a full exposure to the Sonoma Ranch Golf Course. The only way I knew about this opportunity is because my wife's friend at work was renting here, and was forced to leave because she did not have enough for a down payment. What a shame, but their loss can be your gain potentially. I think most who are buying are out of town people, because most young to middle age people here don't make an affordable wage to buy these condos.
