What are the more upscale communities in Las Cruces?

Sonoma Ranch and Picacho Hills are the two golf course communities. Both pretty upscale. Non golf related would be Mesilla Park (to some extent), Mesilla proper, Rasaff/Mesilla Hills, Summit Chase south of town. The north and south valleys have some very high priced homes mixed in with farms and everything else.

TKO - Thanks for the list of upscale areas. Any thoughts on a development called La Tierra Escondida in the SW part of town? I stumbled across mention of it on internet. Sounded nice.

Tierra Escondida is the newest extension of Las Alturas. The area began development in the early 70's with single family lots and custom homes with many different contractors, so there is a mix of home types. More recently, many new speculative houses have been built on extensions to the original roads or new adjacent streets. The newer homes are upscale and high end. Tierra Escondida will continue this trend. There must be loads of money out there somewhere.

domino - Thanks for the background on Las Alturas. BTW, in the interest of accuracy, I mistakenly placed La Tierra Escondida in the SW part of town. I believe it's actually located toward the SE.
Very strange, most upscale areas in other cities seem to be concentrated in only a few sections of town. Looks like they're scattered all over Las Cruces. |

I would also add the Talavera section to the list of upscale properties. That's the area in unincorporated Las Cruces east of Dripping Springs Canyon Road, as it transitions out of University Avenue. These are larger lots, in the middle of the desert, but many of the homes here must easily approach 1 million in value.

Thanks for listing the area I will avoid. Upscale has no appeal to me. Where are the lower cost houses located?

Northeast Las Cruces, beyond Roadrunner Parkway near Porter Rd exit, has lower cost properties for now. This is where you will get return on investment, because Sonoma Ranch Boulevard will be completed from 70 down to Roadrunner Parkway in the next few years, the eventually down to Dripping Springs Canyon Road. If a third Wal Mart Supercenter is built, it most certainly will be built on the frontage road that is next to 70. Also, this area provides the easiest commute for people driving to WSMR and WSTF. For now, you can still get a new home in this area for about 150k.

There are bargains to be found in older neighborhoods that are still well kept, but fallen out of favor. This includes Crescent Park, University Hills, Mesilla Park Manor, etc. These areas were considered upscale at the time they were built, but are modest compared to what's going up now. The neighborhoods are well established, with shade trees, gardens, etc. and are quite affordable.
