Make sure your sprinklers don't hit your block wall as it will stain and eventually damage the wall. If those stains are visible by the HOA, you will be told to fix it.

When it comes to improvement and most landscape projects, most HOA's have lists of what plants are allowed in a neighborhood. Most HOA's require a review commitee approval for most landscape projects, including things like bird baths, fountains, planting a tree, etc. The reason these lists exist in most cases is to avoid having people planting things with invasive root systems. Same goes for exterior projects like paint or applying a stone veneer. You probably can't paint your house the colors of the Old Country...whatever those colors may be.

I know some HOA's are very specific about window coverings, working on cars in a garage. I don't see how an HOA could make anything their business if they can't see it from the street. Everyone's mileage varies, though.

Some HOA's are very strict while others seem to have a more cooperative relationship with the community. I think mine is pretty decent. A lot of people love to hate their HOA and often times with good reason.
Sounds like my HOA.

They hardly ever bother us- I've only received 2 nasty grams since 2003.

I really dont like HOA's that govern what I can/cannot have in my backyard. As long as it can't be seen from the street & my neighbors arent complaining-leave me alone.

I hope so.

This is the first time I've ever lived in an HOA community.

Do renter's have any right to voice a concern about something?

There is a creepy guy who hangs out by our community pool. Yesterday he went postal at a woman who politely asked him if he had been taking pictures of her teenage daughters with his smart phone. (She asked us if we had seen him do it - we hadn't - but her girls called her from the pool and she drove up, talked to them and then approached the man.) I mean he was bad. Calling her horrible sexually derogatory and racist names within earshot of kids and everybody else. The woman quietly backed off, got her daughters and left. We left too as he was yelling things like "I've lived here for 12 years - I RUN this pool! If it weren't for me it wouldn't be here!", laced with lots of f-bombs.

I'm not going to go to the HOA and complain about this incident, but if someone was making a nuisance, is that something you can complain about if you're a renter? Just curious.

Call the cops. Much more effective. Most likely they will not do anything...but you never know and it is generally intimidating.

Officially a renter has no standing with the HOA though the owner can protest and get some action. Anything involving a grown man and teenage girls is always good to get some excitement going.

General nuisance complaints require repitition and are more effective if from multiple sources.

Default HOA Multi Family Building Pest Control

I have owned property in Multi Family Complex's - pest control has always been included as part of the HOA dues we pay each month. As it should be included due to the fact there are several units per building, example 8 units per building.
I now own a condo in a 8 unit building - there are termites eating the building. I called the HOA, they said they do not cover pest control "what?".
I need advice as to how to handle this - my condo is getting destroyed by termites, I should say the building is getting destroyed by the termites - how in the world can the HOA not cover this item - they will be responsible for termite damage. Please help me understand??????

Ours / most? have an architectural committee. When you want to do some work on your home, you send fill in their form and they say yea or nay. You provide dates you plan to have the work done, or when you plan on doing it, id contractor, hand draw up some plans, etc. Did one for solar screens. Fairly straightforward. Most paint requests require an example of the paint. I know we have some area of the house where you can grab chips? and take it to a painter, or they visit and match. Shouldn't be a problem.

We get regular violation notices from HOA for brown Palm Tree leaves and also brown Palm Fronds.

Also if you leave the garbage can out after garbage day, yet another violation notice...
