Wrong place. Henderson is Huntington Beach or perhaps Cerritos. It is in close and is actually mildly expensive...A little cheaper than Summerlin but similar. Mesquite perhaps...or the AZ communities would be similar to Victorville.

Boulder City is nice and expensive. Most of the expensive neighborhoods of Summerlin, the nice areas of the south and northwest are all as nice.

Boulder City has this uniqueness as a bit of a throwback to another time and another place. But it is in no way superior. In fact if you like new, shiny and modern you would not like it there.

Thanks for the advice. I don't care for either Huntington or Cerritos, so good to know. I've heard nice things about Summerlin, but have never been there. So, basically, the nicer parts of Summerlin are akin to Boulder City, yet on the modern side?

Do you know what parts of Summerlin are nicer than others?

Right on the edge of Summerlin and Desert Shores is a very quiet little community of beautiful, elegant, southwest style homes called Kokopelli. I just happen to know someone who has one for sale at a reasonable price.

I remember those houses! They were being built when I lived off of Soaring Gulls and Cheyenne. If I remember right, they didn't sell very fast at the time. I loved the look of those places, and was actually surprised that there weren't more homes built in that style when I first moved to Vegas. For some reason, I thought the housing would be more like Tuscon where there were more of the "traditional" style homes,as opposed to the faceless, 90% garage, 10% house look that moved in from California.

Buzz123, what price is your friend selling for? Even though we're not looking to buy for a while still, I'm defnitely interested in what the market's like there. Can we get anything decent for $250,000?

For 250,000 you can get one of the higher-end condos or a lower-end townhome, there are some single-family communities at that price, but they are on small lots and can be up to 3 stories...older homes can be found at that price, some are fixer-uppers and some are in nasty areas, but some can be found in reasonable places like off of Rainbow and Lake Mead or Pecos and Russell or Spring Valley...

Well you remember mostly right. However they were not nearly as expensive as the houses to the north. Then again those were all 3K+ ranches on 1/2 acres. Was nothing directly across the street when they were built.

They now go 450 to 600K. Or thereabouts. I did not pull the actuals.

Buzz is very, very close to the guy who is selling.

Wow, those prices are higher than I had hoped, but still cheaper than what we have in Rancho Cucamonga. Here, a decent condo goes for about $350k and an older house on a mediocre street is around $500k, so it's still better. Thanks again everyone!

Henderson is a upcoming town they are revitalizing downtown area tearing down the old and making way for new lots of condos being built and lofts in the downtown area. I live here and have had no problems and I live right off suset and boulder hwy in south valley ranch i walk my dog late at night in the park and love it here but thats my opinion for what it is worth i live in the aspen peak condos and they are nice and very quiet
