Well there is Henderson and Henderson. GV is in general relatively low. The whole community along 93 is also low. And the top of Anthem is three or four humdred feet lower than say 215 and Summerlin Pkwy. It is though 600 feet or so higher than GV. Generally anywhere in Las Vegas that gets you higher is a good deal.

Default Is Henderson a good place to live?

I am going to move to the greater LV area and looked in Henderson and preferred a senior community there. What worries me is all the grass and plants that are being planted there that are not normally seen in a desert. I am moving there for the lack of humidity.Too many people have grass, trees and non native plants, trees and lots of irrigation. Isn't there supposed to be a program to reduce this greenery to return the desert back to more desert-like conditions, sponsored by the water authority?
Sure hope so. If I wanted green I would stay in the Southeast part of the country.
I want desert, real desert. I don't want to see the same thing I am used to. I am worried that with all the plantings and all the irrigation and pools, the desert will eventually bring allergy problems and changes to the desert ecology which I am trying to escape from and escape to.

Nancy, where I live it's mostly brown, no grass allowed in our yards, but we do have lots of tree's. Some common area's, mainly up and down the roads, there may be some grass here and there, not sure if it's real or fake, but yes, there is enough greenery around to give someone with a low-tolerance for it, more allergies. Especially in high-allergy season like early spring and summer.

The only place I would recommend if you didn't want any greenery would be Death valley. But it's a little bit hot there.

Then I think what you really want is Arizona, Phoenix or Tucson. Vegas has to push the fake tropical look for the tourists, so we have too much grass, artificial lakes, non-native plants, etc. Doctors used to recommend Vegas for allergy sufferers but they'd be crazy to move here any more.

I'll admit I have never lived there but Arizona seems much more in touch with harmony with the desert than Las Vegas. I am sure parts of Phoenix can rival us for water waste, but overall they seem to get it--we live in a desert. All the useless grass in the traffic islands or along the sidewalks in Green Valley and Summerlin is such a waste. I love to see grass in parks/yards where it can be used instead of just using up our water.

If you are looking for a bargain or the low end of the price scale at under 250k, then you will see some of the scummy parts of Henderson as well as the scummy parts in/near Summerlin (W Washington and 95 comes to mind). A lot of people will tell you how much better Summerlin is, and the truth is there are some very nice parts of Summerlin, but some parts of Summerlin are 10 years old or more by now too. And some close by areas along Rainbow and Buffalo have declined. Maybe some people there don't see that.

Henderson overall had a bad reputation 20 years ago and some people can't get over that. It is the largest city by area (sq. miles) in Nevada, so it has trailer parks as well as $2 million+ luxury homes, it depends on the neighborhood and your budget. Summerlin by contrast, is a much smaller area, well defined, and compact. It is easy to look at the more modest areas of Henderson along Boulder/Sunset or the old downtown area and decide all of Henderson is low class. You would miss out on Lake "Las Vegas", Anthem, MacDonald Ranch, Green Valley Ranch, etc., and other every day neighborhoods without fancy names too. For example, I choose to live in a nice family neighborhood near 95/College that I feel completely safe in. We have good schools, nice parks, less traffic, and more. I am sure some people prefer gated communities with HOA's to govern your every move, but not us. We don't live in a ghetto with junk heaps in the front yards, and we survive without a Nazi-style HOA telling us how to act. We can call City Code Enforcement if someone's house is an eyesore. Property values have been among the fastest rising in the valley too. Go figure.

So, give your agent a chance and look at some of the houses they present to you. Then look around the area you will live/work/shop etc. to see what YOU like. Good luck.

i can't believe how many people actually think henderson in a nice place to live. here's a little story I'd like to share;

back in 2003, a friend of mine bought a home there and moved myself and his family in to it (i agreeded to crash with them for a set rent of 500 a month, which sounded pretty fair). the house was beautiful, 5 bedrooms, 4 bathrooms, a pool and close access to outdoor basketball courts and a park. My only complaint, at that time, was that all of the houses seemed packed in and "same looking", but the weather didn't bother me at all (i've lived in redding, medford and the south bay, all of which get very VERY hot). Anyway, the economy was crap if you didn't want to get with a casino, hotel or resort, so I ended up working as a salesperson, no biggie, it's what I did before. here's the bad part. the community itself may look nice, but crime is crazy, especially among young people. my friend's son got beaten up and had his bike stolen in broad daylight. his friend was jumped on his way home from school and beaten within an inch of his life. car's are broken into right and left. at night, there are a bunch of drunks and hoodlums who wander around, up to no good one would assume. the place has no culture, it's a bunch of backwards fools who would like nothing better than pull out a baseball bat and give you a piece for looking at them wrong. You have to pay HIGHER PRICES than anywhere else in the country for home security systems, so i think it goes without saying that home invasion is rampant. You can't go to the malls in pairs. everything is crowded and if you're not careful, you will get your pockets picked. my own turning point came about when I got my headlights smashed by a drunk a-hole w/ a 2X4 in a best buy parking lot. Why you ask? for stopping for a pedestrian! Besides that, I hated my job. Everyone I worked with was as crooked and backwards as my neighbors. I can't imagine how bad it would have to be in YOUR hometown for you to come to vegas/henderson and think it's a great place. It's a hot, miserable, backwards, crime infested, chain-store wasteland and my experience was awful.
