In and around Vegas and the surrounding area's like Henderson there are master planned communities that most people don't know about like Roma Hills that are have very luxurious custom or simi custom homes on them.

Roma Hills is considered an excellant place to live , homes range from $700,000 up into the millions. Homes were priced allot higher before the housing bust so deals can be found in that community. Homes were built in 2003 and most of the people that purchased during that time paid really low prices. However it appears allot of home owners used the homes as piggy banks and now the short sales are showing up in that community just like everywhere else.

Roma Hills is a gated luxury home community in Henderson, if I remember right Danny Gans lived there before he passed and there are other celebs and business men and women that live there as well.
There are only 144 home sites with the amenities of a master-planned community. It is surrounded on three sides by the Black Mountains, Roma Hills offers views of the Strip.

Beautiful custom homes, good views. Olecapt probably calls them McMansion class, but these are the deluxe versions.

We have friends that live in Roma Hills (he's a doctor at Valley Hospital) and we've been to his house...the area lovely and his development is just beautiful! All big homes, lushly landscaped, etc., etc.,

Well SK is partially right...I think 6000+SF on .3 acres is a McMasion pretty much. Some of those however have .5 acres which I think more reasonable.

15 for sale which is over 10%. So a troubled neighborhood. Sales going around $160 per SF and under which is down from twice that 3 years ago.

Appears almost exclusive a short or REO play...the classics start around $180 and go to almost twice that.

The homes appear to be solid customs very well done. Good place to go for a short/REO best buy...

Might also be a place to low ball a classic and see if they really want to sell.

Nice tract. But many homes are listed well over their likely market value.
