Hey guys,

I am looking to purchase my new home in Las Vegas, it is in North Las Vegas (89031), near the intersection of W El Campo Grande Ave and Ferrell St (north of Ann and west of Simmons).

The neighborhood seems fine on my visits, and it seems to be fairly convenient with a Walmart nearby, but since I am new to LV, I would like to get some expert opinions on the location of this home. How would you rate the general area? Is it somewhere I want to avoid?

I think your background would play a lot into if it would be a good match for you. Do you have school aged kids? Are you used to living in an urban area with crime? Las Vegas often has nice neighborhoods right next to not as nice neighborhoods. I used to live off of Farm and Decatur which is not too far from there. I loved living there but decided to move further west. For what it is worth I entered Ann/Simmons in on the Las Vegas police crime tracker and they had no incidents for the past 30 days which is pretty good. Personally if I were you I think it would make more sense to rent a home for a year before buying.

Thanks for the prompt reply, yes I do have a family of 3 with a 4 month old baby. I don't think I will be in LV for the long haul, I am thinking a few years (1-5) and then move back home to LA, so school isn't that important for me. And plan to rent/sell the house then.

Safety is definitely on top of my list, followed by long term growth and value, and finally convenience.

I also checked LVPD's site and only saw 1 incident in the last 60 days which didn't bother me. Why did you move away from the area?

We moved out of state for a year. I think the area is pretty nice but I prefer to be further west. My aunt who has lived in Vegas for 30 years told us to live west of the 95 when we first started looking for a house. She was concerned when we bought our home because we were further east, but the area was good to us and I liked living there. We lived in that home between 2002-2005. The area was much quieter back then. Aliante was just in the early stages when we moved and the Costco and all all the shopping above the 2-15 and Decatur did not exist.

Personally I would recommend Centennial Hills or even Summerlin. My first house (Decatur/Farm) actually was considered the fringe boundaries of Centennial Hills. I love the area just east of the 95 around Farm/Elkhorn. They have a YMCA, library and huge park there. The Walmart would be about 5-10 minutes from that area, although there is a Target and a Vons (grocery) right across from the YMCA.

That part of newer North las vegas is a good area. I walk on trails nearby and pass that area frequently. It's very close to Aliante and far enough away from the bad area. Nothing to worry about. Lots of families.
