I live on the border of Henderson/Green Valley on the east side, and normally I'd recommend a street halfway between the Strip and the edge of the valley, say like Pecos or something and further eastward to live would be generally ok. However, In driving around the area, this side has the most pockets of safe to sketchy neighborhoods I've ever seen. They're trying to make it safer but there are a ton of scum pockets. My friends live in Stallion Mountain which is a very nice quiet community, but to get there, I have to drive past Sam's Town which is a mess directly across the street and behind it. It's very strange.

I came here on June 12 and stayed in casinos on comps while I got my dad set up in assisted living. First I needed to find a rental, and from there look for a place to buy. Two things you can do to check out specific neighborhoods, and there are some nice ones on the east side.

Go to LVMPDdotcom, they give you a way to search by address or intersection for crime reports in the last 60 days.

Drive around neighborhoods, if most of the windows/doors have bars and gates then avoid. Even if the houses look nice.

I have a rental close to Trop and Pecos and my block looks pristine. Two blocks away there are bars and gates galore. Short term this is fine but if I was renting long term I would not be here.

The reason I'm asking is because I was thinking of buying a house in the Hazelcrest division of 89121 near the highway. It seems okay, I didn't notice bars on the window but I grew up in neighborhoods in the yuppie burbs of the east coast. I didn't want to move out to Summerlin and relive the boredom or monotony nor did I want the commute on your crazy highways.

However, there's a lot of crime around that area or so it seems. On street over there was a car theft, then on another street, assault and something else. I wonder if I'm being overly paranoid. I'm tempted to move further out into the Green Valley area. Ideally, I'd be living in a high rise with a view and security but not going to pay those taxes and HOAs.

Trust me, even in Summerlin you will be exposed to crime and it's not all "yuppieville." In Las Vegas neighborhoods/communities are built so people of different incomes can live there. Crime generally can happen everywhere but you need to ask yourself if you are comfortable living where most of the criminals live. Just because there are no bars does not mean it's a good area.

So are you saying that area is filled with criminals or are you just speaking in general? Thanks.

Crime rates in Las Vegas run over a range of something like 50 to 1 on a zip code basis. While 2 to 1 likely makes little diffence 10 or more to one does.

And note that individual neighborhoods have a much broader range than zip codes.

I would in general stay out of the red on the crime chart. I would be less concerned about the orange zips particularly toward yellow or green adjacent zips. so no to 89121. Maybe the southern side of 89120 or 89122

It actually would have been nice if my own realtor emphasized what you just did. I know ya'll aren't supposed to "steer" but isn't there a fiduciary duty to the client to "guide?" Research only goes so far.

criminals are not a protected class.

Remember the Brokerages create great pressure on agents to never tell a client anything...Point to the source and let the client reach his or her own conclusions.

I generally share what I know as long as it is not a violation of the equal housing laws. The brokerage is not fond of me but I bring in a reasonable amount of business and never get sued. So I am ignored.

What we do is tell the client that they are responsible for their own due diligence in investigating what to them, is important to know. We may give them the source of information to help them out but we certainly do not provide crime statistics or opinions on specific neighborhoods etc.

("we" is used rhetorically here of course!)

"Guiding" is just another term for steering in my book.
