Laguna del Rey in the Southwest by Tropicana and Jones seems like a great complex. There are units for sale in there cheaper than were built for in 1996. What do people think about that area? The complex seems so nice with waterfalls and secure. They have night roaming guard and security cameras on the gate. The association fee is $152.50 a month. Not bad for such nice grounds. Any comments would be appreciated

I can't speak for that specific complex, but the area in general, where I lived when I moved here, is among the most convenient in town. You're 10 minutes from the Strip, 15 minutes from the airport, five minutes from the 215 Beltway, lots of grocery stores within walking distance, a post office nearby, plenty of nice restaurants in the vicinity ... very underrated place to live, in my opinion.

If they are not allowed to rent out does the 75% owner occupied mean that they are 25% empty?

Owners pre 2005 can and do rent out.
