hi all

Can someone tell me please what kind of property i can buy in vegas for 110.00$ in cash?

Im looking just something small,like condo... But most important thing is safety.

Is it possible to find something for that money in good areas like summerlin?

$110,000 should find you what you are looking for. There are plenty of foreclosures and short sales waiting for you.

I have seen some places up to 1900sf for around $110,000.

For a condo, you wont even need half of that amount.

ONe of the nice condos in Summerlin can easily run 100K. You can find small condos in a limited set of places for 50K...but a nice place in Summerlin with garage will go 100K+

I've been watching the market for about a year and a half. For that money you can get a nice single family detached with a one car garage 2-3bed around 14-1500 sq ft.

I doubt you will find anything in that price range in Summerlin. Don't be fooled by the low 'teaser' pricing that some properties are listing for (both shorts and reo's). They will sell 2k-5k above that list. Have a realtor comp the area before you make an offer or you'll be wasting time with offers that go nowhere. You need to make offers based on a comp of the area, regardless of the 'listing' price on the property.

It is possible to find something like that out west, one area that comes to mind is the huntington area (just west of Rhodes Ranch across s. ft apache rd.) but I don't think in Summerlin itself. If you're just starting looking be prepared for it to take a bit more work than you think. Although you'll hear all about the thousands of foreclosures, it is still a very dynamic market.

"Good" really depends on what you're looking for. One way to get a few prospects you can interview is through homegain.com - their "find a realtor" process is quite good.

What is with one car garages in single family homes in Las Vegas?
In other areas, only very old homes and very small 2 bedroom homes might have 1 car garages. Otherwise 1 car garage were only common with condos and small townhomes.
I have seen some newer homes online in Las Vegas that looked reasonably large, yet only had 1 car garages.
