So did the company that owns two golf courses at Lake Las Vegas that was suing the city of Henderson for what it says was a breach of a 1991 water agreement contract, get resolved as well?

I have emailed the city attorney as well as the city counsel woman for a status report on the water agreement between the City of Henderson and Carmel Land and Cattle, the current owners of the courses. The response was that they couldn't comment on the status. The only information I was given was that they are trying to reach an agreement and that the Carmel is requesting a Jury trial.

Since Carmel's lawsuit was moved into the bankruptcy court, the dockets are no longer published under the original case or the bankruptcy website.

What's interesting is that Carmel is watering the heck out of the Falls course and has stopped watering the Relfection Bay course. It's now brown/dead. Per the City Code, the owner of the courses is required to maintain them or face fines. The City said that due to the legal entanglement, they are not enforcing that code right now. This is at the detriment of LLV and also could be setting a future precident about the maintaining of the courses.

What I still don't get is why Carmel is putting up such a fight and why don't they just sell them? In one of my prior posts, I found that Carmel is a branch of the Bass Brothers from Texas and they purchased the debt for the Falls and Reflection Bay for 1 million each from Wells Fargo (with Bass money).. then foreclosed on them and took them back. Nice way to avoid 30 million in debt. In BK lawsuit filed against the former insiders, it was disovered that the payments made on the courses prior to Carmel taking them were actually more than the payments due? None of this makes sense. Which continues my theory that there is more politics going on with the courses and lake las vegas than meets the eye. There are plenty of people who are ready/wanting to golf these courses... hurry up and open them already.

If you are interested in more detailed history about what really happened Lake Las Vegas by the former owners check out docket #2568 under court documents at this website Kurtzman Carson Consultants LLC - Active Cases . The information about the greed and waste by the Boedekkers, and the former insiders will make your head spin. According to the information uncovered, LLV should have never faltered as it did. Now that the bankruptcy is over.. hopefully this is all behind Lake Las Vegas.. However, until Carmel sells the courses... The Bass Brothers are still in it, wreaking their havoc. LLV is a golf community.. not opening them just causes further damage to the community.

I'll keep pestering the city for information and report it as soon as I do. Unofficial rumors are that the former Ritz and the casino will re-open in a few months. I have more specifics, but would rather wait until the official announcement is made to discuss them. The announcement is to be made any day and this will definitely be the turning point for Lake Las Vegas.

Really appreciate your follow-up. In fact, just bought a residence in Lake Las Vegas. Hoping camel can turn to peace maker, cause it doesn't help camel gain nothing if everything is spoiled and worthless on the assets of their name, figuratively speaking.

Default Lake Las Vegas HOA

We have a condo in via Montova that we visit once a month. Can anyone tell me what is included in the HOA's . Is basic cable ??? I don't get call backs from HOA office. Got a amazing deal and love it here but need some info. debialm

I emailed Counsel woman Gerry Schroder again for another update on LLV golf courses and I'm waiting for her response.

Cameliaenete, you have to remember that Carmel Land and Cattle is an arm of the Texas Boys, who used to own LLV. They funded the 2 million dollars for Carmel to buy the notes on the Falls and Reflection Bay courses, only to foreclose on them and basically own them again.

What Carmel has to gain buy ruining Lake Las Vegas even further is it drives the price of the undeveloped property down further, so they can come back in and by property that they took an equity loan on, let it get foreclosed on by Credit Suisse and then will come back in and by the undeveloped properties for pennies on the dollar that they already made $500 million dollars.

As I've said before, much of LLV's demise was due to the prior owners/insiders. LLV can dig out, but the community never should have had to "dig out" in the first place. Check out that docket I mentioned in my above post.

My sources are still confirming that the former Ritz will re-open by the end the year or early 2011. This will likely be a package along with the Falls Course (which is still being watered) and looks great as well as the Casino.

I spoke to a City Representative today and was told that the water rights issue lawsuit filed against the City by Carmel has been moved out of the bankruptcy court and back into district court to be resolved. I'll attempt to locate and report any dockets I find.

how is lake las vegas now post chapter 11, is it any better, has the construction begun, the hoa fees seems to remain high? what is the next best community near lake las vegas

Smile Lake Las Vegas Announcement and Update

Be on the look-out for an announcement sometime this week about the hotel company that is taking over former Ritz Hotel @ Lake Las Vegas.

The company will be fantastic not only for Lake Las Vegas, but also the City of Henderson. I have done alot of research on the company and they are amazing! The Casino Montelago should be re-opened by the end of the year too!

LLV is currently working with the City on the inspections to complete Strada Cassano, which is the first road on the right after you enter LLV which will take you up and into Phase 2 of LLV. LLV is also working with engineers on the final design of the north area of the LLV Parkway. The work should begin in early 2011.

I beleive there will be a new round-about that will connect LLV Parkway to the new Galleria Parkway, which will run behind Tuscany and right to the Galleria exit on the 515. This is a beautiful drive and shave many minutes off the drive to the 515. It will be nice to have the roadway and improvements completed.

The Carmel Lawsuit against the City about the 1991 Water rights issue has been moved back to district court. No updates on the status or how soon that issue will be resolved. The greens on the Falls Course was being re-sodding just this morning.

I always appreciate your detailed updates. Do you know which hotel company is going to take over Ritz Hotel. I really need a job, and it will be so perfect if I can work at LLV. Since I am a LLV resident, it's going to be great if I can find a job here.
