Default Anything wrong with SW Las Vegas around Blue Diamond Road?

I recently asked a few questions about Las Vegas real estate and UNLV. You've all been a great help, so I'm posting another thread. It's official now, my family wants to buy a house or condo (cash) in the Las Vegas area to use as a vacation home and place to send our employee of the year as a bonus.

I've been checking properties on Auction.com and there seems to be a lot of nice homes in the SW corner of Las Vegas near Blue Diamond Road. I"ll be in Vegas Oct 26 for a week and will meet with a real estate agent, but is there anything locals know about this area that would deter them from buying? I know Summerlin, Green Valley, and Centennial Hills are considered to be some of the nicest areas, but what about this corner of Vegas?

We moved to this area (Blue Diamond) about 2 months ago and totally love it. Everything is pretty close, nice people, traffic isnt too bad and our neighborhood is actually pretty quiet. Hope this helps.

They just got done with the widening of Blue Diamond Rd not long ago and it looks like they are going to work on it again, the drive is really nice and smooth but the area still needs more street lighting especially heading toward Red Rock area. I like the park on Mountains Edge with a nice view of the Strip.

A little further south of Blue Diamond at Decatur road is a 2800 acre, master planned community called Southern Highlands. Southern Highlands is very beautiful and offers quite a bit in the way of community amenities, such as parks, trails, roving security, etc.

The area around Blue Diamond between the I-15 and Rainbow is okay, but the neighborhoods really don't have any continuity and offer few amenities, outside of access to the major commercial centers on Blue Diamond.

The downside is that most homes are built close together, but thats just about everywhere these days.

Further north of Blue Diamond there are semi-rural estates with ranch homes and horse property.

Blue Diamond Rd. is pretty genaral and has quite a few areas. Like mentioned above you have Southern Highlands, a bunch of homes on small lots north of 160 along decatur and warm springs, older homes on 1/2 acre lots between Dean Martin and Warm springs as well as between Warm Springs and Decatur.

Just north of the 215 along along Jones/Russell you have custom homes. In the areas I mentioned there is not much greenery (outside Southern Highlands) or any real sense of "neighborhood." things are more spread out and isolated although finally finishing the Warm Springs/Decatur intersection is awesome and makes access to the 215 easier.

Know that in certain areas you'll hear not only the train but air traffic as well.

Default Uhhh Mountain's Edge?

Of course Southern Highlands though I would call that more South than SW. But whatever happened to Mountain's Edge the largest master plan in the area? Certainly worth a look if cost is an issue. And some pretty nice neighborhood facilities eventually.

There is an RV park, some timeshares, the outlet mall...its ok, but nothing special or all too residential. I am assuming that is an auction of those big condo towers there. I used to know someone living in them as an executive short-term rental. He said it was maybe 15-20% occupied so he almost never saw anyone around. Decent enough place he said with a convenient location to get around town, but just kind of stupid it was ever built. There never really was a demand for that product outside of the Strip or Downtown so be sure to get it ultra cheap or just look elsewhere. Its a couple of towers around 20 stories, really sticks out.

Uhhh...no there is not. Not a single high rise in the SW that I can think of...Well Manhattan west is borderline but no where near Blue Diamond.

Trust me there are condo towers right on the corner of LV Blvd and Blue Diamond. Across the street from the Steiners and the Enterprise Library. Have been out of Vegas all summer, but just before I left there were huge banners on them "Condos for Sale" which you could see driving on the 15.
